Estepona: New Builds Cost Only 2.9% More Than Resales

Why pay almost the same for someone else's old home? In Estepona a New Build costs only 2.9% more per square metre than a Resale: €5,145 against €5,000, across all property types, according to our survey of 18 September 2026.
For that difference buyers get a new home built to today's standards, a statutory warranty and protected deposits. In two districts, Selwo and Punta Plata, New Builds are even cheaper than Resales.
New Builds in Estepona cost only 2.9% more than Resales
| Estepona, all property types | Per m² | As of |
|---|---|---|
| New Build, median | €5,145 | 18.09.2026 |
| Resale, price index | €5,000 | August 2026 |
| New Build premium | +2.9% | September 2026 |
In Estepona a New Build costs practically the same per square metre as a Resale. The basis is broad: 840 units in 118 projects make up most of the town's current New Build supply. The figure covers all property types, apartments, townhouses and villas together, and so reflects the market buyers in Estepona actually choose from.
Why are New Builds in Estepona barely more expensive than Resales?
Because Resale prices have caught up and a large New Build supply keeps prices competitive. The gap has not narrowed because New Builds became cheap, but because existing homes have become considerably more expensive.
Resales have caught up: +98.7% in five years
The public price index for Resales in Estepona stood 17.4% above the previous year and 98.7% above 2021 in August 2026. Over ten years it is +194.1%. Every percent the Resale market gains brings it closer to the price level of new projects. The index is now more than double its level before the financial crisis: €2,391 per m² in August 2007, €5,000 in August 2026. That is not a rebound to old highs but a new price level built up over a decade.
840 new units in 118 projects
Estepona has by far the largest New Build supply on the western Costa del Sol. Where so many projects are selling at the same time, developers price competitively. For comparison, on the same date Marbella had 244 priced units, Manilva 256 and Casares 228.
In Selwo and Punta Plata New Builds are even cheaper than Resales
In two of Estepona's sought-after areas, New Builds are priced below Resales in the same zone. Both are on the New Golden Mile between Estepona and Marbella.
| Zone | New Build | Resale | Gap |
|---|---|---|---|
| Selwo | €5,302 | €6,004 | −11.7% |
| Punta Plata | €5,968 | €6,552 | −8.9% |
| Estepona overall | €5,145 | €5,000 | +2.9% |
In Selwo and Punta Plata the Resale level is well above the town average. The new supply there is priced below it. For buyers that means a new building in an established prime location, at a price per square metre below the neighbours'.
Selwo is a green, quiet residential area with the Selwo Aventura wildlife park and the Atlas American School nearby, a few minutes from the beach and the town centre, with quick access to the A-7 towards Marbella, Sotogrande and Gibraltar. Punta Plata sits directly on Playa de Punta Plata with its dark volcanic sand; Playa del Padrón and beach restaurants are a few minutes away. In both zones buyers can purchase new apartments in areas where the existing stock is priced above the town average.
What buyers get for a 2.9% premium
For the small premium buyers get statutory guarantees that a Resale does not offer. Spain's Building Act, Ley 38/1999, governs both:
- Protected deposits: from the building permit onwards, all payments go through a special account and are covered by a bank guarantee or insurance, including taxes and interest.
- Warranty: one year for finishing defects, three years for habitability, ten years for the structure, counted from handover.
- Today's building standard: current insulation, glazing and building services, air conditioning for summer and winter.
- A community without legacy issues: no accumulated arrears, no special levy for an old roof.
On top of that comes the ten-year insurance: for residential buildings, Article 19 of the Building Act requires insurance or a guarantee covering structural damage for ten years. When buying a Resale, the buyer carries this risk alone once that period has expired. For investors who plan to hold and let a property for many years, this is the most important difference between new and second-hand, more important than the 2.9%.
Including taxes, the gap is around 7%
Purchase taxes in Andalusia differ: New Builds carry 10% VAT plus 1.2% stamp duty, Resales 7% transfer tax. Including taxes, a New Build square metre in Estepona costs around €5,721 against around €5,350 for a Resale, a gap of around 7%. For a new property with a ten-year structural warranty, that is a small premium. The individual costs are set out in our guide Buying property in Spain.
Estepona against Marbella: New Builds around 31% cheaper
On 18 September 2026 the New Build median in Estepona was €5,145 per m², against €7,491 in our Marbella market area. Estepona is around 31% lower, on the same coast and with the same climate.
| Town | New Build per m² | Units | Against Marbella |
|---|---|---|---|
| Marbella | €7,491 | 244 | – |
| Casares | €6,969 | 228 | −7.0% |
| Benahavís | €6,548 | 186 | −12.6% |
| Manilva | €5,266 | 256 | −29.7% |
| Sotogrande | €5,215 | 47 | −30.4% |
| Estepona | €5,145 | 840 | −31.3% |
In practical terms: at the median price per square metre, €500,000 buys around 97 m² of New Build in Estepona and around 67 m² in Marbella, around 30 m² less. Estepona combines the lowest New Build price of the six towns with the largest supply. Buying in Estepona, you pay almost the Resale price per square metre and considerably less than in Marbella.
Why are property prices rising in Estepona?
Because the town is growing, investing without debt, and demand comes from people who live here all year. The rise in Resale prices that keeps the New Build premium so small has solid foundations.
Almost 13,000 new residents since 2016
Estepona grew from around 67,000 residents in 2016 to almost 80,000 in 2025, an increase of 19.4%. Marbella grew by 13.5% over the same period. Every new resident needs a home for the whole year, not just for the season.
Debt-free, with record investment
According to the town hall, the town has fully repaid an inherited debt of more than €300 million and is investing around €27 million in its 2026 budget, the highest in its history. This includes a town-funded hospital for €15 million, a coastal corridor of more than 21 kilometres and the Bulevar Parque Central for almost €10 million. At the same time property tax for registered households is falling by 20% on average.
Rents are rising too
Long-term rents stood at around €21 per m² per month in August 2026, 117.7% above their level five years ago. Rents and purchase prices have developed on the same scale. The price level is backed by use, not just by expectations.
How investors compare New Builds and Resales properly
A fair comparison takes floor area, taxes and running costs into account, not just the asking price. In this order:
- Compare the same area. Ask for built area, usable area and terrace to be shown separately, otherwise you are comparing different square metres.
- Add purchase taxes. New Build 10% plus 1.2%, Resale 7%; only then compare the totals.
- Check running costs. For a Resale, the community budget and minutes; for a New Build, the draft community statutes.
- Read the energy certificate. It shows what air conditioning and heating cost over the year.
- For a New Build, see the guarantee. The individual guarantee document and the special account for every payment.
What does this mean for investors?
New Builds at Resale prices, in a market whose Resale index rose by 98.7% in five years. Buying new today, you enter close to the resale market level and get a property that will not need major investment for years. The gross rental yield on Resales was 5.05% in August 2026. Buying a new apartment at almost the same price per square metre, you benefit from the same rental demand without having to budget for major maintenance in the first years.
These are past figures, not a forecast. What a specific project costs is shown under New developments in Estepona and in the overview of all new developments. What to look out for when buying off plan is covered in Buying off plan in Spain.
