For investors the ratio is what counts: per euro invested, Estepona brings more revenue than Marbella, because the purchase price is further below Marbella than the revenue. Revenue in Estepona also grew by 8.8% in a year against 2.5% in Marbella, and Estepona had the highest occupancy of the six towns between Marbella and Sotogrande.

Combining your own weeks with letting

November to March together brought around a quarter of the annual revenue, around €7,460. Anyone who spends those months there gives up the smaller part of the income and enjoys the mild winter by the sea in their own home. Three models work well:

  • Let all year round: every month on offer, typically around €28,000 revenue, only short stays of your own.
  • Winter yourself, summer let: November to March for you, April to October let, around three quarters of the typical revenue.
  • Single weeks yourself: Easter, autumn half-term or Christmas in your own home, the rest let.

With average daily highs of 16.8 degrees in January at the Málaga airport weather station, winter on the Costa del Sol is the finest time for your own stays.

Why holiday lets in Estepona perform well

Estepona is a town that lives all year round, with long stays and growing demand. The figures have a basis.

5.9 nights per stay, 51 days ahead

Guests stayed 5.9 nights on average in Estepona, longer than in any of the other five towns, and booked 51 days ahead on average. Longer stays mean fewer changeovers and fewer cleans per euro of revenue. And bookings made early mean you know your occupancy weeks in advance and can plan your own stays around it with ease.

Less competition

The number of active holiday lets in Estepona fell by around 15% in a year to 2,272. The registration and licence requirements are the likely reason; for registered owners it means less competition.

A town that grows and invests

Estepona grew from around 67,000 residents in 2016 to almost 80,000 in 2025. According to the town hall it is debt-free and is investing around €27 million in its 2026 budget, including a coastal path of more than 21 kilometres and its own hospital.

Into the upper quarter: what makes a holiday home strong

Around €19,000 a year separates the typical value from the upper quarter, and much of it comes down to location, specification and management. Guests decide in seconds, based on photos, reviews and location.

A home close to the beach or the old town, with a terrace, communal pool and fast internet, appeals to more guests in every season. New developments have a clear lead here: air conditioning for summer and winter, modern bathrooms, a new kitchen and well kept gardens look good in photos and convince during the stay. The specification required by the Andalusian decree on holiday homes comes with a new home from day one.

Management matters as well. A local manager handles listings, pricing, guest communication, check-in, cleaning and laundry, adjusts rates to season and demand and keeps reviews high. If you look after your holiday home from abroad, ask two or three local managers for offers and for references in the neighbourhood. For any development you are interested in, I will send you the measured figures of comparable homes nearby.

From revenue to return: how to calculate it properly

Revenue is income before costs and tax; for the return, calculate in five steps. This turns the measured figure into a robust calculation for a specific home:

  1. Start from the neighbourhood revenue. For a specific development, use comparable homes nearby, not only the municipal figure.
  2. Deduct your own weeks. Take out the months you use yourself at their typical monthly revenue.
  3. Deduct management and cleaning. Get offers from two or three local managers.
  4. Deduct running costs. Community fees, property tax, electricity, internet, insurance.
  5. Work out the tax. As an EU citizen without residence in Spain, 19% on income after costs, declared on Modelo 210; other nationalities check their rate with a tax adviser.

How investors approach the coast as a whole, including registration and taxes, is covered in our guide Invest in Spanish property.

What does it mean for investors?

Around €28,000 to €47,000 revenue a year, 8.8% growth and an entry price around 31% below Marbella. Value growth comes on top: the public price index for Resales in Estepona rose by 98.7% in five years, an average of 14.7% a year. Past figures, not a forecast.

If you prefer it simpler, long-term letting is the alternative: long-term rents in Estepona were around €21 per m² a month in August 2026, 117.7% above the level five years earlier, with a gross rental yield on Resales of 5.05%. Holiday letting brings more revenue and more flexibility for your own weeks, long-term letting more calm. Both can also follow each other, for example holiday lets first and a home of your own later.
