Par 73 over 6,641 metres: no card between Sotogrande and Marbella asks for more golf than this one. Alferini runs through the hills of Benahavís above the New Golden Mile, as the longest of three 18-hole courses that share a single estate. If you want to buy nearby, this page starts with the properties for sale at Alferini Golf: four new developments within a kilometre, from about 499,000 euros, each with the measured metres to the course.

I live in Estepona and have accompanied buyers along this coast since 2019. This hillside is one of the best golf addresses in our area and one of the least understood, because three courses, two municipalities and a dozen urbanisations overlap on it. The properties for sale at Alferini Golf run from a half-million apartment to a villa at eight and a half million.

The properties for sale at Alferini Golf, by the metre

Our own measurement of 15 October 2026 counts four new developments within a kilometre of the course and eleven within 1.5 kilometres. The apartments for sale at Alferini Golf start at about 499,000 euros, and the villas for sale at Alferini Golf reach 8.49 million in the hills above.

The distances below are measured to the edge of this course rather than to whichever one is nearest, which matters on an estate with three layouts: a home that is 900 metres from Alferini may be 300 from Flamingos. Where one of the new developments at Alferini Golf sits closest, the metres say so.

The municipal boundary runs through this hillside, and it is worth understanding before comparing prices. The higher projects belong to Benahavís, several of the lower ones to Estepona, and the two municipalities have New Build medians that differ by about 1,600 euros per square metre. The daily life is identical — same courses, same beaches, same supermarket, same school run — so the question is simply which paperwork and which price level you prefer, and the properties for sale at Alferini Golf exist on both sides of the line.

Phasing is the third. Several schemes on this hillside are built in stages over four or five years, so the gardens and the pool of phase one are finished while phase three is still rising. That is normal for a slope with this much land, and it is neither good nor bad in itself — but it decides whether your first two summers are spent beside a swimming pool or beside a crane, and the brochures show the same photograph in both cases.

The second question is the slope. Homes here sit at different heights, and the view changes from a fairway outlook at the bottom to a panorama over the coast at the top. The price follows the height, and so does the drive time to the beach; seeing one of each in a morning makes the trade-off concrete.

The wider choice is listed under new developments in Benahavís and new developments in Estepona.

Alferini Golf is the longest course in our area

6,641 metres, about 7,263 yards, to a par of 73 — and the longest and most demanding of the three layouts on this estate. From the men's tees it plays 6,297 metres and from the women's 5,595, which keeps it reasonable for the everyday round while the back tees stay a genuine test.

Length on this coast is rarer than you would think. Most courses here were built on hillsides where space was short, so they ask for placement rather than power. This one has room, and it uses it: long par 4s, par 5s that are genuinely three shots, and fairways wide enough to let a good driver matter. For a player who hits it a long way and rarely gets to prove it, that is the attraction.

A par of 73 is itself a rarity here — most courses on this coast play to 71 or 72, and the extra par 5 changes the rhythm of the round. It also flatters the scorecard, which is no small thing for a visiting player who wants to enjoy the day. The properties for sale at Alferini Golf are bought by people who care about that sort of detail, because they intend to play the course two hundred times rather than once.

Three courses on one estate changes how a membership or a green fee works out. A long championship card one day, a shorter and more scenic round the next, and a third layout when friends come: all without moving the car, and all maintained to the same standard. On a coast where a tee time in April can take three phone calls, that is worth more than any single feature of a course.

How Alferini Golf fits into the week

The estate sits above the coast road, high enough for air and views, low enough that the beach is a ten-minute drive. It is the middle of the New Golden Mile in every sense.

  • Three courses, one gate: 54 holes without leaving the estate.
  • Length: the longest card in the area, for the days when you want to use the driver.
  • The beach: about three kilometres down, at Cancelada and Benamara.
  • Two towns: Estepona fifteen minutes west, Puerto Banús fifteen east.
  • Playing year: golf in every month, with the hillside a degree or two cooler than the coast.

If you want to compare it with the other courses on this coast before you choose a home, the new developments on the golf courses between Sotogrande and Marbella are collected on their own page, each with the distance to its nearest course.

Eight more courses within three kilometres of Alferini Golf

Nine eighteens inside a three-kilometre circle, three of them on this estate. We measured boundary to boundary from the outlines of every course on this coast, so these are real distances across the ground and not driving times.

  • Flamingos Golf and Tramores Golf: the two other courses on the same estate.
  • El Paraíso, about 1.1 km from our nearest project: the Gary Player course of 1973.
  • La Resina about 2.1 km and El Coto de la Serena about 2.0 km: the nine-hole garden course and a short par-3 layout.
  • El Campanario 2.4 km, Atalaya 2.5 km and Marbella Club 2.8 km.

For a golfer who plays three or four times a week, this is the densest stretch of the coast after Nueva Andalucía — and unlike the valley, the homes here are still priced in two municipalities rather than one.

Living beside Alferini Golf: the New Golden Mile and the hills

This hillside has the quiet of Benahavís and the services of the coast ten minutes below. It was planned as golf country, which is why the roads are wide, the urbanisations are green and the lighting at night is modest.

The estate itself is worth a walk before you look at a single home. Three courses, a clubhouse, a hotel and a lake share the valley, and the roads between them are quiet enough to cycle. It is the closest thing on this coast to a self-contained golf village, and whether that appeals to you or feels too enclosed is a question best answered on the ground rather than from a floor plan.

Cancelada and Benamara are the villages below, with the everyday shops, a weekly market and restaurants that stay open in winter. Estepona old town is fifteen minutes west for the Sunday market and the fish restaurants; San Pedro de Alcántara and Puerto Banús fifteen minutes east for the hospital, the high street and the marina. The international schools of the western coast are within a quarter of an hour on both sides.

Málaga airport is about 65 kilometres east and Gibraltar roughly 55 west. The homes for sale near Alferini Golf attract buyers who want golf as a daily habit rather than a holiday activity, and who would rather look at fairways than at the sea from close up.

What the properties for sale at Alferini Golf cost

Two municipalities meet on this hillside, and the difference between them is the most useful number on this page. On our own survey of 14 October 2026 the New Build median stood at 6,709 euros per square metre in Benahavís, across 82 projects and 278 units, and 5,118 in Estepona, across 153 projects and 1,069 units. Marbella, for comparison, stood at 7,960.

In El Paraíso, the neighbourhood below the estate, the public price index recorded 4,973 euros per square metre for existing homes in September 2026, 4.7% above the same month a year earlier and 60.9% above the level of five years ago; in Benamara and Atalaya it stood at 4,322 euros. Those are past figures for resale homes and say nothing about any single development, but they show a stretch that has risen steadily rather than in jumps.

Letting to holiday guests works well on this hillside because the golf fills the shoulder months. Our own analysis of all whole homes let to holiday guests in the municipality of Benahavís, over the 36 months to August 2026, measured 211 euros a night typically and 305 euros in the upper quarter, with occupancy between 35% and 59% over the year, from 468 active holiday homes. Across a full year that works out at 31,871 to 57,263 euros of revenue for a home let all year round. Those are measured figures for comparable homes in the neighbourhood, not a promise for a particular property, and how they fit into a wider plan is set out in my guide to investing in Spanish property.

Play the long card, then drive the hillside from the bottom to the top. With three courses and two municipalities on one slope, the morning is as much about understanding the geography as about the homes — and once you do, the shortlist writes itself. You can buy off-plan and choose the floor and the finishes, or buy a home that is ready to move into; both are for sale beside the course today.

Two days are enough, and the second is best spent on the other two courses of the estate. Playing all three in one visit tells you whether 54 holes behind one gate is the luxury it sounds like or more golf than you will ever use — and that answer decides whether you buy here or twenty minutes west, where the courses are cheaper and the homes larger.

Bring your questions about community fees, handover dates and which municipality a project belongs to, and bring your driver — on this card you will finally have a reason to use it on more than three holes. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol.
