There is exactly one links course in southern Europe, and it is at the western end of our coast. Alcaidesa runs for about two kilometres along the sand in San Roque, with the Rock of Gibraltar to the south and the mountains of Morocco on the horizon. If you want to buy beside it, this page starts with the properties for sale at Alcaidesa Golf: one new development within a kilometre, from about 551,000 euros, each with the measured metres to the course.

I live in Estepona and have accompanied buyers along this coast since 2019. This is the quietest golf corner we cover and the one that surprises people most, because a links round with Africa in view costs a fraction of what the same view would cost further east. The properties for sale at Alcaidesa Golf are a short list — one new development — and that list is the honest answer rather than a long page of resales.

The properties for sale at Alcaidesa Golf, by the metre

Our own measurement of 15 October 2026 finds one new development within a kilometre of the links: 32 townhouses at 873 metres, from about 551,000 euros. The same front door is 289 metres from San Roque Club, which puts two championship courses in walking distance.

One scheme is not much of a shortlist, and I would rather say so than pad the page. This corner was built out slowly, most of what changes hands here is a resale, and the new developments at Alcaidesa Golf amount to this one project today. The advantage of a short list is that a single viewing morning is genuinely enough to decide.

New developments near Alcaidesa Golf

A townhouse at 551,000 euros in walking distance of two championship courses is, as far as our own survey goes, the lowest price of admission to golf-side new build anywhere between Sotogrande and Marbella. The reason is geography rather than quality: this is the far western end, fifty minutes from Marbella, and the market prices that distance in. Whether the saving is worth the drive depends entirely on how often you intend to go east.

The townhouse format is worth a word, because it is the exception rather than the rule on this coast. Most new build between Sotogrande and Marbella is apartments with a shared pool, or villas on their own plot; a row of 32 houses with a small private garden and a community pool sits between the two, and for a golfing couple it is often the most practical of the three. You get a front door at ground level, space for clubs and a buggy, no lift and no neighbour above you, and a community fee that stays modest because there is less to maintain. That is the shape of what is for sale beside this course today.

The second question is the wind, and it deserves an honest answer. The Strait funnels air past this stretch for much of the year, which is marvellous in July and tiresome in March. Terraces here are built with glass screens for that reason, and a home sheltered from the levante is worth more in daily comfort than a few extra square metres. Stand on the terrace of whatever you are shown for five minutes before you look at the kitchen.

The wider choice in this corner is listed under new developments in Sotogrande, and the whole western stretch under new developments in Estepona.

Eighteen holes, par 72, 5,866 metres from the white tees, built in 1992 by Peter Alliss and Clive Clark — and widely described as the first true links course in Spain. Most of the holes run alongside the beach, which is the part no photograph quite conveys.

A links is not a style of decoration, it is a type of ground: sandy soil between the sea and the farmland behind, shaped by wind rather than by bulldozers, with firm fairways that bounce and greens you approach along the ground as often as through the air. In Scotland and Ireland there are hundreds of them. Between Portugal and Italy there is this one.

5,866 metres reads short on paper. It is not short in practice, because the wind through the Strait of Gibraltar is the strongest and steadiest on this coast — the reason the hills above are full of turbines. On a calm morning you will score well. On a breezy afternoon the same card plays like a championship layout, and a low punched shot becomes the most useful club in the bag.

The second course on the estate was opened in 2007 in heathland style, laid out higher up the slope with the fairways cut through pine and scrub. Two 18-hole courses of genuinely different character behind one gate is rare anywhere; having one of them be a links makes this address unlike any other in our area, and it is a large part of why the homes for sale near Alcaidesa Golf appeal to British and Irish buyers in particular.

How Alcaidesa Golf fits into the week

Golf in the morning, Sotogrande for lunch, Gibraltar for the flight home. This is the most practical corner of the coast for anyone who travels between Spain and the UK often.

  • Two courses, one gate: a links and a heathland eighteen, 36 holes without the car.
  • The beach: the fairways run beside it, so the sand is a walk rather than a drive.
  • Sotogrande: about ten minutes east for the marina, the restaurants and the international school.
  • Gibraltar: about fifteen minutes south-west, with direct flights to London several times a day.
  • Playing year: golf in every month, and the wind that annoys you in March is what keeps August bearable.

If you want to compare this course with the others on the coast before you choose a home, the new developments on the golf courses between Sotogrande and Marbella are collected on their own page, each with the distance to its nearest course.

Four more championship courses within 2.5 kilometres of Alcaidesa Golf

From the new development beside the links, four more eighteens lie inside two and a half kilometres. We measured boundary to boundary from the outlines of every course on this coast, so these are real distances across the ground rather than driving times.

  • San Roque Club, about 289 m: the Dave Thomas course laid out through cork oak, and the closest neighbour by a wide margin.
  • Almenara, about 1,401 m: 27 holes on the hillside above Sotogrande.
  • The Pine Trees, about 1,406 m: the newer layout on the same stretch of slope.
  • Valderrama, about 2,462 m: the Ryder Cup course of 1997, and the most famous card in continental Europe.
  • La Cañada and Finca Cortesín are both inside a twenty-minute drive to the east.

Five championship eighteens inside two and a half kilometres is a density you otherwise only find in Nueva Andalucía, forty minutes east — and there, the same amount of golf comes with Marbella prices. That contrast is the single strongest argument for the properties for sale near Alcaidesa Golf.

Living beside Alcaidesa Golf: San Roque and the Bay

This is the quiet end of the coast, with Sotogrande's services ten minutes away and Gibraltar's airport fifteen. It suits people who want golf as a routine and a short flight home rather than a nightlife address.

There are two plans that the properties for sale at Alcaidesa Golf suit particularly well: a winter base with golf most days, and a summer home for a family that flies in through Gibraltar. Both work from here, and neither needs a second car.

Day to day, the shops and the health centre are in San Roque and Guadiaro, both a few minutes inland, and the bigger supermarkets and the international schools are at Sotogrande. The marina there is where most of the eating out happens: a working harbour rather than a showpiece, busy in summer and genuinely quiet in winter. Alcaidesa itself has a beach club, a handful of restaurants and a long, usually empty stretch of sand.

For travel the numbers are unusual for Spain. Gibraltar airport is about fifteen minutes away with daily flights to London; Málaga is roughly 110 kilometres east, about an hour and a quarter on the motorway, with the full European network. Jerez is an hour and a half north-west. Two airports with real route lists inside ninety minutes is a practical argument that matters more to owners than any brochure feature.

The border crossing is the local topic of conversation and worth knowing about before you buy: going into Gibraltar can take minutes or the better part of an hour depending on the time of day. Residents learn the rhythms quickly, and most people fly from Gibraltar precisely because the alternative is the drive to Málaga.

What the properties for sale at Alcaidesa Golf cost

On our own survey of 14 October 2026 the New Build median stood at 5,097 euros per square metre in Sotogrande, across 18 projects and 50 units, against 5,118 in Estepona and 7,960 in Marbella. Golf frontage at the western end is priced like Estepona and nothing like Marbella.

For existing homes the public price index recorded 4,087 euros per square metre in Sotogrande Alto in September 2026, 7.3% above the same month a year earlier and 81.4% above the level of five years ago. Across the municipality the index stood at 4,043 euros, 11.1% up over the year and 76.3% over five. Those are past figures for resale homes and say nothing about any single development, but they describe a corner that has caught up steadily rather than suddenly.

Letting to holiday guests works differently here than further east, because the season is shaped by golf rather than by beach weeks. Our own analysis of all whole homes let to holiday guests in the municipality of San Roque, over the 36 months to August 2026, measured 236 euros a night typically and 338 euros in the upper quarter, with occupancy between 31% and 52% over the year, from 265 active holiday homes. Across a full year that works out at 28,922 to 51,738 euros of revenue for a home let all year round. Those are measured figures for comparable homes in the area, not a promise for a particular property, and how they fit into a wider plan is set out in my guide to investing in Spanish property.

See the properties for sale at Alcaidesa Golf on one morning

Play the links in the wind, then walk the 873 metres to the front door. With one new development and two courses in walking distance, this is the most quickly decided viewing on our whole coast. You can buy off-plan and choose the finishes, or take a home that is ready to move into.

Two courses, one new development and one price: the properties for sale at Alcaidesa Golf are the simplest decision in our whole golf series, and the geography is what you are really deciding about. Fifty minutes to Marbella is either irrelevant or a daily annoyance, and only a day here will tell you which.

Give it a full day rather than a morning if you can, and spend the afternoon at San Roque Club and Valderrama so you understand what the 289 metres and the 2,462 metres actually mean on the ground. Then drive the ten minutes to Sotogrande marina and have dinner there, because that is where most of your evenings would happen.

Bring your questions about community fees, handover dates and which of the two courses you would really play, and bring a windproof jacket — the links will tell you more about itself in half an hour than any page can. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol.
