A course where you can book a tee time on the morning itself, walk all eighteen holes without a buggy, and look at the sea for most of the back nine. Azata Golf opened in 2021 in the west of Estepona, and it changed this corner of the coast: around its fairways a whole neighbourhood of new homes has grown up, with the beach a kilometre below and the old town a few minutes away. If you want to buy here, this page starts with the properties for sale at Azata Golf: twenty new developments within a kilometre, from about 470,250 euros, each with the measured metres to the course.

I live in Estepona and have worked along this coast since 2019. The question I hear most about this address is whether a young course can carry a neighbourhood the way the old names do. On the evidence of the last five years it can: the homes beside these fairways sell quickly, and the properties for sale at Azata Golf now range from townhouses to villas with the Mediterranean in front of them.

The properties for sale at Azata Golf, by the metre

Our own measurement of 15 October 2026 counts 20 new developments within one kilometre of the course boundary, eight of them within 300 metres. The townhouses begin in the high four hundred thousands, the apartments for sale at Azata Golf sit a little above them, and the villas for sale at Azata Golf run from around 730,000 euros into the high ones.

The distances below come from the course outline, not from a brochure. Where one of the new developments at Azata Golf sits directly on the fairway, the metres say so; everything else is measured to the nearest edge of the course.

Which side of the course a home stands on is worth as much attention as the floor plan. A plot above the fairway keeps the long view over the grass to the sea and gets the evening sun on the terrace; a plot behind a green is quieter in the morning but looks into the slope. The homes on the first few holes are closest to the clubhouse and the practice ground, which is the short walk that decides whether you really play three times a week. I note the orientation, the distance to the nearest tee and what the terrace faces for every home I show, because photographs flatten all of that.

The choice here is unusually wide for one address. A townhouse with a rooftop solarium costs about a third of a detached villa on the same street, and both look over the same fairways. I walk them together with my buyers, because the difference between a terrace facing the first tee and one facing the sea only shows up when you stand on it.

What the properties for sale at Azata Golf have in common is the year they were planned. Almost everything here was drawn after the course opened in 2021, so the homes were designed around it from the start: terraces turned towards the fairways and the sea, basements with room for the clubs and the buggy, and communal pools placed where the afternoon sun lands. That is rare on this coast, where most golf neighbourhoods grew in pieces over thirty years.

Beyond the one-kilometre circle another eight projects stand within 1.5 kilometres, and the wider choice in the municipality is listed under new developments in Estepona. For the neighbouring course in Casares, see the homes beside Finca Cortesín Golf.

Azata Golf is the youngest course in Estepona, and the easiest to play

It opened in 2021 as the ninth course in the municipality, and it is public: pay and play, no membership needed. The layout comes from the architects Stirling and Martin, and their brief shows in every hole. This is not a championship monster but a course built to be played often, by people who live here.

Green fees have recently been published at around 50 euros in the quieter months and 65 euros in the main season, with season tickets for regulars. On a coast where a single round elsewhere can cost seven times that, a course of this standard at the end of your street changes how often you actually play.

How Azata Golf plays: water on seven holes and the sea on the way home

The front nine is the longer and wider half, the back nine runs downhill towards the coast with the Mediterranean in view. The Arroyo Vaquero, the stream that gives this part of Estepona its name, runs alongside holes three to seven, and lakes come into play at the first and the fifth.

The signature hole is the fifteenth, a par 3 whose green sits almost entirely surrounded by water: a short iron, a clean strike, and the applause of whoever is waiting on the tee behind you. Steep slopes were deliberately filled in when the course was built, so balls stay findable and the round keeps moving, and the whole layout is walkable without a buggy.

  • Greens: set to a speed of nine to ten, quick enough to be interesting and fair enough to enjoy on a Tuesday morning.
  • Practice: driving range, putting green and a pitching and chipping area, with a teaching professional on site.
  • Views: the Mediterranean ahead, the Sierra Bermeja behind, and Gibraltar on the clearest days.
  • Playing year: golf in every month here, with the main season in spring and autumn.
  • Access: public course, so guests and visiting family can play without any membership formalities.

If you want to compare it with the other courses on this coast before you choose a home, the new developments on the golf courses between Sotogrande and Marbella are collected on their own page, each with the distance to its nearest course.

Three 18-hole courses within a kilometre of Azata Golf

This is the densest golf corner of Estepona: two further courses start within a kilometre. We measured them boundary to boundary from the outlines of every course on this coast, so these are real distances across the ground and not driving times.

  • Valle Romano Golf & Resort, 874 m: a long, open championship layout in the valley behind, a different test on the same morning.
  • Estepona Golf, 922 m: the established course above Arroyo Vaquero, popular, good value and with sea views from most of the back nine.
  • Finca Cortesín Golf Club, 2.5 km: the Solheim Cup course in Casares, for the round you book in advance and remember.
  • Nine courses in the municipality: with Azata, Estepona counts nine, more than any other town between Sotogrande and Marbella.

For anyone who plays two or three times a week, that density is the argument for this location: three different courses within walking and cycling distance, none of which needs a membership.

Living beside Azata Golf: the beach, the old town and the hospital

The course sits in the hills of west Estepona, and the beach is about a kilometre below it. This is the quiet end of the municipality: Costa Natura and Arroyo Vaquero are long, open beaches with chiringuitos rather than crowds, and the coast road runs straight into Estepona.

The old town, with its painted flowerpot streets, the Sunday market and the food hall, is a few minutes by car. Puerto Banús and Marbella lie around 25 minutes east, Sotogrande about 25 minutes west. Estepona's high-resolution hospital stands a short walk from the course, which matters more to buyers over sixty than any view, and the international schools of the western coast are within a half-hour drive.

The buyers who end up here tend to fall into three groups. Golfers who play several times a week and want the first tee within walking distance, because a green fee of 50 euros and no membership turns golf from an outing into a habit. Families who want a garden, a school run under half an hour and a hospital in sight. And owners who spend the winter half-year on the coast and let the house in the weeks they are away, which this neighbourhood supports better than most because the golf season fills exactly the months the beach does not.

Day-to-day life needs no planning here: supermarkets, pharmacies and the petrol station are a few minutes away, the A-7 coast road is close enough to be useful and far enough not to be heard, and Málaga airport is about 85 kilometres east, Gibraltar roughly 45 kilometres west.

What the properties for sale at Azata Golf cost

The homes for sale near Azata Golf sit below the prices of the famous golf addresses further west, and that is the point of them. On our own survey of 14 October 2026 the New Build median in Estepona stood at 5,118 euros per square metre, across 153 projects and 1,069 units. In Casares, a few minutes west, the same median was 6,455 euros. For the price of a Casares villa you can buy here and still have the budget for the garden.

In Costa Natura, the neighbourhood that holds most of these projects, the public price index recorded 4,220 euros per square metre for existing homes in September 2026, 6.1% above the same month a year earlier and 74% above the level of five years ago, an average of 11.7% a year. Those are past figures for resale homes in the neighbourhood and say nothing about any single development, but they show how the area has been valued since the course opened.

Many owners here let the house to holiday guests in the weeks they are away, and golfers fill exactly the months that tourists do not. Our own analysis of all whole homes let to holiday guests in the municipality of Estepona, over the 36 months to August 2026, measured 175 euros a night typically and 238 euros in the upper quarter, with occupancy between 42% and 67% over the year and 57% to 81% in summer, from 2,272 active holiday homes. Across a full year that works out at 28,333 to 47,288 euros of revenue for a home let all year round. Those are measured figures for comparable homes in the neighbourhood, not a promise for a particular house, and how they fit into a wider plan is set out in my guide to investing in Spanish property.

Play nine holes, then walk three terraces. Because the course is public, I can book a tee time for your visit without any formalities, and the developments are close enough that we see several of them between the round and lunch. You can buy off-plan and choose the floor and the finishes, or buy a home that is ready to move into; both are for sale beside the course today.

Bring your questions about community fees, handover dates and what the terraces face, and bring your handicap. We walk the properties for sale at Azata Golf that are available on the day of your visit, not a brochure selection. Two or three days are usually enough to know which street you want. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol.
