Thirty-four bays on the range, twelve of them covered, two putting greens that cover more than five hundred square metres between them, and nine short holes to try it all out on. Magna Marbella sits in the middle of the golf valley, two kilometres from Puerto Banús, and it is where the players of Nueva Andalucía go to work on their game. If you want to buy nearby, this page starts with the properties for sale at Magna Marbella Golf: one new development within a kilometre, from about 473,000 euros, each with the measured metres to the course.

I live in Estepona and have accompanied buyers along this coast since 2019. The valley is full of championship courses, but this is the one people use most often, because practice is what golfers actually do between rounds. The properties for sale at Magna Marbella Golf run from about 473,000 euros to nearly six million.

The properties for sale at Magna Marbella Golf, by the metre

Our own measurement of 15 October 2026 counts one new development within a kilometre of the course, two within 1.5 kilometres and eleven within two and a half. The apartments for sale at Magna Marbella Golf start at about 473,000 euros, and the villas for sale at Magna Marbella Golf reach 5.78 million.

The distances below are measured to the edge of this course rather than to whichever one is nearest, so a kilometre here means a ten-minute walk through valley streets. Where one of the new developments at Magna Marbella Golf sits closest to the holes, the metres say so.

Because the valley filled up decades ago, the schemes on this list are infill buildings on released plots: twelve to sixty homes, a pool, a gym, underground parking. They are sold early and the units with the long views go first, which is why being ready to decide matters more here than finding the perfect floor plan.

Ask about the construction stage as well. Several of the schemes within two kilometres are being built in phases, so the pool and the gardens may be finished while the next block is still rising next door. That is not a defect, it is how a valley with no free land builds — but it decides how the first two years feel, and the properties for sale at Magna Marbella Golf differ widely on that point.

The spread in price between them comes from the plot rather than the building. A villa on a large plot near the fairways costs ten times an apartment two streets away, and both are described as Nueva Andalucía in the advertisements. Seeing one of each on the same morning is the quickest way to understand what you are actually paying for.

One more thing worth checking in this part of the valley: the walk. Streets here were laid out for cars, and a project that looks close to the course on a map may be separated from it by a road with no pavement. I walk the route from the front door to the first tee on viewing days, because a five-minute walk and a five-minute drive are very different things over twenty years.

Magna Marbella Golf is a precision course with a serious range

Nine holes, par 29, laid out by José María Elguezábal in parkland style — a course built for the short game rather than for length. Water comes into play across the round and most greens are protected by bunkers, which makes the par 3s and short par 4s a genuine test of iron play.

The practice ground is the reason the course is busy all year. A driving range for thirty-four players with twelve covered bays is unusual on this coast, where many clubs have a dozen mats and a net; the two putting greens are large enough to practise long lag putts properly, and there is a golf school on site. For a resident, that combination is worth more than a fourth championship card within five minutes.

Water is the defining feature of the round. On a short course the hazards cannot be carried with brute force, so every hole becomes a question of club choice and nerve, and the greens behind the water are small enough to punish an approach that is half a club long. It is the kind of golf that improves a handicap faster than a long course does, which is why the school here is busy all year.

A par-29 course has one more quality that is easy to overlook: it is quick. Nine holes here take well under two hours, which means a round fits into an afternoon that also contains work, a school run or a lunch in Banús. Players who belong to the championship clubs nearby still come here mid-week for exactly that reason.

How Magna Marbella Golf fits into the week

The valley is a residential island with five courses in it, and this one is its practice ground. Everything is within ten minutes, and the marina is two kilometres down the hill.

  • The range: 34 bays, twelve covered, usable when the afternoon sun is at its worst.
  • Short golf: nine holes in under two hours, and the best place in the valley to shorten a handicap.
  • Puerto Banús: two kilometres, for the marina, the restaurants and the beach clubs.
  • San Pedro de Alcántara: ten minutes west for the high street, the hospital and the boulevard.
  • Playing year: golf in every month, with the valley sheltered from the wind.

If you want to compare it with the other courses on this coast before you choose a home, the new developments on the golf courses between Sotogrande and Marbella are collected on their own page, each with the distance to its nearest course.

Four more courses within two kilometres of Magna Marbella Golf

The densest championship golf in Spain is on the doorstep. We measured boundary to boundary from the outlines of every course on this coast, so these are real distances across the ground and not driving times.

  • Aloha Golf, about 1.1 km: Javier Arana's last course, opened in 1975.
  • Las Brisas, about 1.2 km: ten lakes, a World Cup and a royal title.
  • Los Naranjos, about 1.4 km: Trent Jones, with the back nine through the orange groves.
  • La Dama de Noche 1.5 km and La Quinta 2.7 km: the floodlit nine and the 27 holes on the hill.

Five full-length courses, a floodlit nine and this short course with its range, all inside three kilometres: a golfer living here can practise in the morning, play nine at lunchtime and take on a championship layout the next day without moving the car more than a few minutes.

Living beside Magna Marbella Golf: Nueva Andalucía and Puerto Banús

The valley works as a town of its own, with the marina at the bottom of it. Supermarkets, schools, padel courts, a dozen restaurants and the Saturday market around the bullring — and almost none of it requires the coast road.

The distance to the marina is the detail that sells this part of the valley. Two kilometres is close enough to walk home from dinner on a summer evening and far enough that the noise of the port never reaches the terrace. Buyers who have stayed in Banus itself usually understand the difference within one night.

Puerto Banús is two kilometres south, with the marina, the shopping and the beach clubs. San Pedro de Alcántara is ten minutes west for everyday life, the hospital and the boulevard built over the old motorway. Marbella old town is twenty minutes east, and the international schools of the western coast are all within a quarter of an hour.

Málaga airport is about 60 kilometres east and Gibraltar about 70 west. The homes for sale near Magna Marbella Golf suit buyers who want the valley address and intend to use the golf rather than only look at it.

What the properties for sale at Magna Marbella Golf cost

Nueva Andalucía sits at the top of our price range. The public price index recorded 6,169 euros per square metre for existing homes in the valley in September 2026, 3.5% above the same month a year earlier and 69.3% above the level of five years ago. Our own survey of 14 October 2026 put the New Build median at 7,960 euros per square metre in Marbella, across 99 projects and 335 units.

Against that, Benahavís stood at 6,709 and Estepona at 5,118. On a budget of a million, that is about 126 square metres here and roughly 195 at the western end of our area. The valley earns its premium through the golf density, the schools and the ten minutes to Banús; whether that is worth 70 square metres is a question only the buyer can answer, and it is better asked before the viewing than after.

Holiday letting earns at the top of our range in Marbella. Our own analysis of all whole homes let to holiday guests in the municipality, over the 36 months to August 2026, measured 208 euros a night typically and 325 euros in the upper quarter, with occupancy between 38% and 63% over the year, from 5,166 active holiday homes. Across a full year that works out at 32,769 to 56,828 euros of revenue for a home let all year round. Those are measured figures for comparable homes in the neighbourhood, not a promise for a particular property, and how they fit into a wider plan is set out in my guide to investing in Spanish property.

An hour on the range, nine holes, then three terraces. This address is best judged by doing what you would actually do with it: hit a bucket, play the short course, and then look at the homes within walking distance of both. You can buy off-plan and choose the finishes, or buy a home that is ready to move into; both come up in the valley, though rarely at the same time.

Two days are enough, and the second is worth spending on the neighbouring courses. Play Aloha or Las Brisas, then come back here for an hour on the range, and you will know whether you want the championship address or the practice one — in this valley they are a kilometre apart and the price difference is considerable.

Bring your questions about community fees, what the terrace faces and what is planned on the plot next door, and tell me how much of your golf is practice. In this valley that answer decides which street suits you, and it narrows the properties for sale at Magna Marbella Golf to the two or three worth a second visit. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol.
