Bermuda fairways that have been played since the sixties, eucalyptus and pine along the edges, and a second course above them with the Rock of Gibraltar on the horizon. Atalaya sits on the New Golden Mile between Estepona and San Pedro, and it is the most searched golf address in our whole area. If you want to buy here, this page starts with the properties for sale at Atalaya Golf: eleven new developments within a kilometre, from about 499,000 euros, each with the measured metres to the course.

I live in Estepona and have accompanied buyers along this coast since 2019. What brings people to this hillside is simple arithmetic: two full-length courses at the door, eight more within three kilometres, and prices that belong to Estepona rather than to Marbella. The properties for sale at Atalaya Golf start at about half a million and run into the millions, all within the same few hundred metres.

The properties for sale at Atalaya Golf, by the metre

Our own measurement of 15 October 2026 counts eleven new developments within one kilometre of the course boundary, five of them within 500 metres. The apartments for sale at Atalaya Golf start at about 499,000 euros, semi-detached houses follow from around 800,000, and the villas for sale at Atalaya Golf run from 1.89 million into the eight figures for the largest plots.

The distances below come from the course outline, not from a brochure. Where one of the new developments at Atalaya Golf sits on the fairway itself, the metres say so; everything else is measured to the nearest edge of the course.

Age is the other difference worth checking. This hillside has been built on since the seventies, so a new project here is usually an infill plot between mature gardens rather than a greenfield site — which is good news for the trees and the privacy, and worth asking about when it comes to the view. A terrace that looks over twenty-year-old pines will keep looking over them; one that looks across an empty plot may not. I check what is zoned next door before anyone reserves.

The spread here is unusual because the municipal boundary runs through the hillside. The projects on the Estepona side are priced into the Estepona market, those a few hundred metres higher belong to Benahavís and carry its premium, and in daily life the two are indistinguishable: same courses, same beaches, same supermarket. I always show one of each so the difference becomes visible rather than theoretical.

Beyond the one-kilometre circle another two projects stand within 1.5 kilometres, and the wider choice is listed under new developments in Estepona and new developments in Benahavís.

Atalaya Golf has the only Spanish course by Bernhard von Limburger

The Old Course opened to play in 1967 and was recognised by the Spanish golf federation in 1968, laid out by the German architect Bernhard von Limburger. He designed more than 74 courses across Europe, and this is the only one he built in Spain, which makes the Old Course a piece of continental golf history sitting quietly above the coast road.

It plays to par 72 over about 6,714 yards on Bermuda grass, in the classic resort manner: generous off the tee, demanding on the approach, and never tricked up. The New Course followed in 1991, designed by Paul Krings, and runs higher on the hillside with panoramic views over the countryside, the Mediterranean and Gibraltar. Two full eighteens at one address is rare on this coast, and it is the reason the tee sheets here stay manageable even in April.

Two courses also change what a membership is worth. A player who tires of one layout has the other; a visiting friend can be sent out while you work; and in the busy months, when every tee sheet on the coast is full, the odds of getting out from your own doorstep are simply twice as good.

How Atalaya Golf fits into the week

This is the middle of the coast in every sense: fifteen minutes to Puerto Banús, fifteen to Estepona, two kilometres to the beach. The hillside position means everything is downhill and nothing is far.

  • Two eighteens: the older one for the game, the newer one for the views.
  • Bermuda grass: holds colour and pace through the warm months, which is why the course plays well in August.
  • The beach: about two kilometres below, with the chiringuitos of Guadalmina and Cancelada either side.
  • Two towns: San Pedro for the everyday, Estepona for the old town and the market.
  • Playing year: golf in every month, with the spring and autumn the busiest.

If you want to compare it with the other courses on this coast before you choose a home, the new developments on the golf courses between Sotogrande and Marbella are collected on their own page, each with the distance to its nearest course.

Eight more courses within three kilometres of Atalaya Golf

Counting the two here, that is ten eighteens inside three kilometres. We measured boundary to boundary from the outlines of every course on this coast, so these are real distances across the ground and not driving times.

  • Alferini Golf, about 914 m, and Tramores Golf, about 1.5 km: two of the three courses on the Flamingos estate, which itself lies 2.3 kilometres away.
  • El Higueral Golf, about 1.1 km, and El Paraíso Golf Club, about 1.3 km: the two neighbours in the valley.
  • Marbella Club Golf Resort, about 1.6 km: the hillside course above Benahavís.
  • El Campanario, about 2.0 km, and Real Club de Golf Guadalmina, about 2.3 km: the short family course and the 1959 classic by the sea.

For a golfer this density is worth more than any single clubhouse: ten different rounds, none more than a few minutes away, and two of them reachable on foot from most of the homes listed below.

Living beside Atalaya Golf: the New Golden Mile between two towns

The New Golden Mile is the stretch between Estepona and San Pedro, and this hillside is its quiet middle. It was developed late enough to be planned rather than improvised, which is why the roads are wide, the urbanisations are green and the coast road still has space on either side.

It is also the stretch where the coast road finally calms down. West of San Pedro the strip of hotels gives way to green urbanisations, the traffic thins and the hills take over. It is noticeable on the drive from the airport: somewhere after Puerto Banús the road opens up and the shoulders come down. The properties for sale at Atalaya Golf sit in the middle of that quieter stretch.

San Pedro de Alcántara, ten minutes east, has the hospital, the high street and the boulevard built over the old motorway. Puerto Banús follows five minutes later for the marina and the restaurants. Westwards, Estepona old town is fifteen minutes away with its painted streets, its Sunday market and the fish restaurants on the port. In between lie Cancelada and Benamara with the everyday shops.

The other advantage of the middle position is the drive you do not make. Owners further east spend their evenings in traffic on the coast road; from here Puerto Banús is a quarter of an hour at nine in the evening and Estepona the same in the other direction, which means dinner out does not need planning. It sounds minor until you have lived with the alternative.

The international schools of the western coast are all within a fifteen-minute drive, and the beaches below — Guadalmina, Cortijo Blanco, Cancelada — are broad and open outside August. Málaga airport is about 60 kilometres east, Gibraltar roughly 60 kilometres west, so this address is almost exactly halfway between two airports.

What the properties for sale at Atalaya Golf cost

The homes for sale near Atalaya Golf sit on the boundary between the Estepona and the Benahavís price levels, and that is the whole point of the address. On our own survey of 14 October 2026 the New Build median was 5,118 euros per square metre in Estepona, across 153 projects and 1,069 units, 6,709 in Benahavís and 7,960 in Marbella. For a buyer who wants the New Golden Mile, the difference between the first and the last of those figures is the difference between a terrace and a garden.

In Benamara and Atalaya the public price index recorded 4,322 euros per square metre for existing homes in September 2026, 9.8% above the same month a year earlier and 65.4% above the level of five years ago; in neighbouring El Paraíso it stood at 4,973 euros, 4.7% up in a year. Those are past figures for resale homes in the neighbourhood and say nothing about any single development, but they show a market that has risen steadily rather than in jumps.

Letting to holiday guests is straightforward on this stretch, because golfers fill the spring and autumn and families the summer. Our own analysis of all whole homes let to holiday guests in the municipality of Estepona, over the 36 months to August 2026, measured 175 euros a night typically and 238 euros in the upper quarter, with occupancy between 42% and 67% over the year. Across a full year that works out at 28,333 to 47,288 euros of revenue for a home let all year round. Those are measured figures for comparable homes in the neighbourhood, not a promise for a particular property, and how they fit into a wider plan is set out in my guide to investing in Spanish property.

See the properties for sale at Atalaya Golf on one morning

Eighteen holes on the old course, then three terraces on the hillside. Everything here is within a few minutes, and because the homes sit at different heights the view changes with every stop — which is exactly what you want to compare before deciding. You can buy off-plan and choose the floor and the finishes, or buy a home that is ready to move into; both are for sale beside the courses today.

Two days are enough for a decision here, and I would spend the second one on the courses rather than on more viewings. Play the old course in the morning and the new one after lunch: they are different enough that most buyers come back with a clear preference, and that preference often decides which side of the hillside they want to live on. The properties for sale at Atalaya Golf look similar on paper and feel quite different depending on which fairways they face.

Bring your questions about community fees, handover dates and which side of the municipal boundary a project sits on, and tell me whether you play once a week or four times. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol, and the neighbouring short course is covered in the guide to El Campanario Golf.
