Three Courses on One Estate: Properties for Sale at Flamingos Golf

A lake with its own name, fairways that run along a valley between two mountain ranges, and the unusual luxury of three separate 18-hole courses sharing a single estate. Flamingos Golf sits on the hills above the New Golden Mile, ten minutes from Puerto Banús and fifteen from Estepona old town. If you want to buy here, this page starts with the properties for sale at Flamingos Golf: nine new developments within a kilometre, from about 444,000 euros, each with the measured metres to the course.
I live in Estepona and have accompanied buyers along this coast since 2019. This is the address people choose when they want Marbella's conveniences without Marbella's prices, and the golf density is unlike anywhere else on the coast. The properties for sale at Flamingos Golf begin a good deal lower than the postcode suggests.
The properties for sale at Flamingos Golf, by the metre
Our own measurement of 15 October 2026 counts nine new developments within one kilometre of the course boundary, four of them within 500 metres. The apartments for sale at Flamingos Golf begin at about 444,000 euros, maisonettes and penthouses follow from around 504,000, and the villas for sale at Flamingos Golf start just above a million.
The distances below come from the course outline, not from a brochure. Where one of the new developments at Flamingos Golf sits on the fairway itself, the metres say so; everything else is measured to the nearest edge of the course.

Two things separate these projects from one another. The first is the slope: the land climbs from the coast road to the courses, so the upper projects look over the fairways to the sea while the lower ones are closer to the beach and the shops. The second is the size of the scheme — a boutique building of twenty-two apartments lives differently from a community of a hundred and eight, and the community fees follow the facilities.
What the properties for sale at Flamingos Golf have in common is the orientation. Almost every scheme here faces south or south-west, down the valley and towards the sea, because that is how the land lies. The consequence is practical rather than poetic: terraces that are usable from February, living rooms that need shading in July, and a view that includes both the fairways and the water. Ask for the floor plan with the compass on it, and if it is missing, we check the orientation on site.
Beyond the one-kilometre circle another six projects stand within 1.5 kilometres, and the wider choice is listed under new developments in Estepona and new developments in Benahavís.
Flamingos Golf shares its estate with two more 18-hole courses
The course opened in 2001, plays to par 71 over 6,248 yards, and is one of three full-length layouts on the same ground. Alferini and Tramores are the other two, which means a member or a guest here has 54 holes to choose from without moving the car.
Par 71 over 6,248 yards puts this course in the comfortable middle of the coast: long enough that a good drive is rewarded, short enough that a round stays a pleasure in July. The fairways are generous by Costa del Sol standards and the water is placed where you can see it from the tee rather than hidden behind a rise, which is the difference between a course you enjoy and one you merely survive.
The ground itself does most of the work. The Lago de los Flamencos lies in the middle of the estate, the fairways follow a valley between the Sierra Bermeja and the hills of Benahavís, and the sea closes off the view to the south. The clubhouse restaurant is a destination in its own right on this stretch of coast, and club, buggy and trolley hire are all on site.
| Course data | The course on the New Golden Mile |
|---|---|
| Opened | 2001 |
| Holes and par | 18 holes, par 71 |
| Length | 6,248 yards |
| On the same estate | Alferini and Tramores, two further 18-hole courses |
| Landmark | Lago de los Flamencos on the grounds |
| Clubhouse | Restaurant and bar |
| Hire | Clubs, buggies, trolleys |
| Green fee | At the upper end of the coast's range; the club quotes by season |
| Access | A-7 at kilometre 166, from the Estepona side |
One detail is worth knowing before you compare prices: the published sources disagree on who designed the course, so you will find two different names in circulation. What is not in dispute is the year, the par and the three courses on one estate.
Nine golf courses within three kilometres of Flamingos Golf
No other address between Sotogrande and Marbella has this much golf inside a three-kilometre circle. We measured boundary to boundary from the outlines of every course on this coast, so these are real distances across the ground and not driving times.
- Tramores Golf, about 615 m, and Alferini Golf, about 1.1 km: the two other courses on the same estate.
- El Paraíso Golf Club, about 1.1 km: the classic parkland layout of the New Golden Mile.
- La Resina Golf and El Coto de la Serena, about 2 km: a nine-hole garden course and a short par-3 course, both covered in their own guide.
- El Campanario 2.4 km, Atalaya 2.5 km, Marbella Club Golf Resort 2.8 km: three more full courses in the hills behind.
For a golfer who plays several times a week that is the whole argument: nine different rounds, none of them more than a few minutes from the front door, and three of them reachable on foot.
The density does something else as well. Tee times are the currency of this coast in spring and autumn, and a neighbourhood with nine courses around it is a neighbourhood where you always get out. If one course is full with a tournament, the next is a five-minute drive, and the short par-3 layout down the hill takes an hour with a grandchild who has never held a club. Over a season that difference is worth more than a hundred metres off the tee.
Living beside Flamingos Golf: two municipalities, one daily life
The course belongs to Benahavís, most of the homes belong to Estepona, and the beach belongs to everyone. This is the part that confuses buyers, so it is worth saying plainly: the boundary runs through the hills here. It changes which town hall issues your paperwork and which local taxes you pay; it does not change the school run, the supermarket or the beach.
Cancelada and Benamara are the villages below, each with its own square, its own bakeries and a weekly market. The beaches are two to three kilometres down the hill, broad and quiet outside August. Puerto Banús is a ten-minute drive east for the evening, Estepona old town fifteen minutes west for the Sunday market, and San Pedro de Alcántara with its hospital and its sports clubs lies in between.
The rhythm of the week here is set by the two poles at either end. East is Puerto Banús and Marbella for dinner, the marina and the shops; west is Estepona for the market, the fish restaurants and the quieter beaches. In between lies Cancelada with the everyday things, a padel club and a handful of restaurants that stay open all year rather than only in season. Most owners end up using all three within a normal week, which is why the position between them matters more than any single feature of a house.
International schools sit within a fifteen-minute drive on both sides, which is why so many families with school-age children settle exactly here rather than in Marbella itself. Málaga airport is about 65 kilometres east, Gibraltar roughly 55 kilometres west, and the A-7 slip road is close enough that both are easy without being audible from the terrace.
What the properties for sale at Flamingos Golf cost
The homes for sale near Flamingos Golf sit between the Estepona and the Benahavís price levels, which is exactly what their position between the two municipalities suggests. On our own survey of 14 October 2026 the New Build median was 5,118 euros per square metre in Estepona, across 153 projects and 1,069 units, and 6,709 euros in Benahavís, across 82 projects and 278 units.
In Benamara and Atalaya, the neighbourhood that holds most of these projects, the public price index recorded 4,322 euros per square metre for existing homes in September 2026, 9.8% above the same month a year earlier and 65.4% above the level of five years ago. Those are past figures for resale homes in the neighbourhood and say nothing about any single development, but they show how steadily this stretch has been valued.
The gap between the two municipal medians is worth a sentence of its own, because it is the reason this address works. A home on the Estepona side of the boundary is priced into the Estepona market while sharing the courses, the schools and the drive to Puerto Banús with the Benahavís side. For a buyer comparing a flat in Nueva Andalucía with one here, the square metres usually decide it: the same budget buys a noticeably larger terrace and a parking space in the garage rather than on the street.
Letting to holiday guests works well on this stretch because golfers and families want different months. Our own analysis of all whole homes let to holiday guests in the municipality of Estepona, over the 36 months to August 2026, measured 175 euros a night typically and 238 euros in the upper quarter, with occupancy between 42% and 67% over the year. Across a full year that works out at 28,333 to 47,288 euros of revenue for a home let all year round. Those are measured figures for comparable homes in the neighbourhood, not a promise for a particular apartment, and how they fit into a wider plan is set out in my guide to investing in Spanish property.
See the properties for sale at Flamingos Golf on one morning
Play one of the three courses, then walk three terraces. The developments here are minutes apart, so we see several of them between the round and lunch, and the differences show up on the ground: which terrace looks down the fairway, which one catches the sea breeze, which community has the pool you would actually use. You can buy off-plan and choose the floor and the finishes, or buy a home that is ready to move into; both are for sale beside the course today.
A visit here works best over two or three days, because the choice is wide and the differences are small until you stand in them. One morning for the golf and the upper schemes with the long views, one for the lower ones close to the beach, and an afternoon in Cancelada and Estepona to see where the daily life would happen. By the end of it the properties for sale at Flamingos Golf have sorted themselves into a shortlist, and most buyers know not only which project they want but which floor and which orientation, and that is the point at which a reservation is a decision rather than a hope.
Bring your questions about community fees, handover dates and the municipal boundary, and tell me whether you want the view or the short walk to the beach. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol, and the neighbouring courses are covered in the guides to La Resina Golf and Azata Golf.
