Nine short holes between olive trees that stood here before the course did, a pool that is busy at five in the afternoon, padel courts that echo across the gardens, and a clubhouse where somebody is always having coffee. El Campanario sits above the coast road in the east of Estepona, and it is the golf address families choose. If you want to buy here, this page starts with the properties for sale at El Campanario Golf: eight new developments within a kilometre, from about 509,000 euros, each with the measured metres to the course.

I live in Estepona and have accompanied buyers along this coast since 2019. People arrive asking about the golf and end up talking about the kids club, the tennis and the walk to the pool. The properties for sale at El Campanario Golf are closer to their course than anywhere else in our area: six of them stand within 300 metres.

The properties for sale at El Campanario Golf, by the metre

Our own measurement of 15 October 2026 counts eight new developments within one kilometre of the course, six of them within 300 metres. No other course in our area has its homes that close. The apartments for sale at El Campanario Golf start at about 509,000 euros, semi-detached houses follow from around 800,000, and the villas for sale at El Campanario Golf run from 1.53 to 1.95 million.

The distances below come from the course outline, not from a brochure. Where one of the new developments at El Campanario Golf stands directly on the course, the metres say so; everything else is measured to the nearest edge.

The six projects inside 300 metres are not variations of one another. Two are villa schemes on their own plots, one is a terrace of semi-detached houses, and three are apartment buildings of different sizes and ages of design. Because they sit so close together, you can compare them on foot in an hour, which almost never happens on this coast: usually a shortlist means a morning of driving between urbanisations that look alike in the brochure and feel nothing alike on the ground.

Two questions sort this shortlist quickly. The first is whether you want a house or an apartment: the villas here sit on their own plots with private pools and the upkeep that comes with them, the apartments share gardens and pools and can be locked up for three months without a thought. The second is the club: some of these communities have their own facilities as well, so it is worth knowing what you would actually use before paying for both.

The wider choice in the area is listed under new developments in Estepona, and the neighbouring courses are covered in the guides to La Quinta Golf and Flamingos Golf.

El Campanario Golf is a short course with a country club around it

Nine holes, par 27, pitch and putt, designed by Manuel Piñero and opened in 2003. That description puts some golfers off and should not: a par-27 layout is where the strokes are actually saved, and the man who laid it out also designed the 27 championship holes at La Quinta.

The holes run between ancient olive trees and ornamental water features, and the whole round takes about ninety minutes with a bag over the shoulder. You can play after work, with a beginner, or with a nine-year-old who would lose interest on a full-length course by the fourth hole. Golf coaching and club hire are on site, and the club quotes its own conditions for play and membership by season.

The club side is what distinguishes this address from every other course in the series. Golf here is one activity among several, which matters when only one member of the family actually plays. On a Saturday the courts, the pools and the restaurant carry the day, and the nine holes are what somebody does before lunch.

How El Campanario Golf works for a family week

The point of a short course with a club around it is that nobody has to be left behind. That sounds like a brochure line until you watch a normal Saturday here.

  • Ninety minutes: a full nine holes fit between breakfast and the beach.
  • Beginners: a par-27 course is where a new player learns without holding anyone up.
  • Children: the mini club and the pools make the place work for ages that have no interest in golf at all.
  • Racquets: padel is the social sport of this coast, and the courts here are the local meeting point.
  • Short game: the pitch and putt format is the quickest way to take strokes off a handicap, which is why serious players use it too.

If you want to compare it with the other courses on this coast before you choose a home, the new developments on the golf courses between Sotogrande and Marbella are collected on their own page, each with the distance to its nearest course.

Three championship courses within a kilometre of El Campanario Golf

The short course is the one you walk to; the full-length rounds start just up the road. We measured boundary to boundary from the outlines of every course on this coast, so these are real distances across the ground and not driving times.

  • El Paraíso Golf Club, about 516 m: the classic parkland course of the New Golden Mile.
  • Atalaya Golf & Country Club, about 595 m: two full courses, one of them from 1968.
  • Real Club de Golf Guadalmina, about 1.1 km: the 1959 layout by the sea, the second oldest on the coast.
  • Tramores 2.0 km, El Higueral 2.3 km, Alferini 2.5 km, Flamingos 2.7 km: four more within three kilometres.

Seven full-size courses and one short one inside three kilometres: that is the golf case for this address, and it explains why the homes here hold their value even though the course itself is a par 27.

Living beside El Campanario Golf: Cancelada, the beach and two towns

This is the eastern edge of Estepona, where the municipality meets the New Golden Mile. The coast road runs below the course, the beach is about two kilometres away, and both of the towns that matter are a quarter of an hour in opposite directions.

What this corner has that the famous stretches further east do not is normal Spanish life at walking distance. The village has a pharmacy where the pharmacist knows your name, a butcher, two bakeries and a Thursday market under the plane trees. Buyers who have owned in Nueva Andalucía or on the beachfront often mention exactly that when they explain why they moved west: the golf is the same, the sea is the same, and the bread is better.

Cancelada is the village next door, with a square, bakeries, a weekly market and restaurants that stay open in winter. Puerto Banús is fifteen minutes east for the marina and the evening, Estepona old town fifteen minutes west for the Sunday market and the fish restaurants, and San Pedro de Alcántara sits in between with its hospital and its high street.

One practical note about the position. The N-340 runs below the course and the A-7 motorway above it, which is what makes fifteen minutes to Puerto Banús possible. The homes here are set back from both, on the far side of the club gardens, and the ones I show are chosen with that in mind — a terrace facing the olive trees rather than the road is the difference between a place you use in the evening and one you do not.

The international schools of the western coast are all within a fifteen-minute drive, which is the practical reason families settle on this stretch. Málaga airport is about 65 kilometres east, Gibraltar roughly 55 kilometres west, and the A-7 slip road is a minute from the club gates.

What the properties for sale at El Campanario Golf cost

The homes for sale near El Campanario Golf are priced into Estepona while sharing the golf of the New Golden Mile. On our own survey of 14 October 2026 the New Build median stood at 5,118 euros per square metre in Estepona, across 153 projects and 1,069 units, against 6,709 in Benahavís and 7,960 in Marbella. The boundary runs a few hundred metres east of the course, and it is worth real money: the properties for sale at El Campanario Golf share the golf, the schools and the beaches of the New Golden Mile at the price level of the municipality next door.

In Benamara and Atalaya, the neighbourhood around the club, the public price index recorded 4,322 euros per square metre for existing homes in September 2026, 9.8% above the same month a year earlier and 65.4% above the level of five years ago. Those are past figures for resale homes in the neighbourhood and say nothing about any single development, but they show how steadily this stretch has been valued.

Letting to holiday guests works well here because the club facilities fill the shoulder months. Our own analysis of all whole homes let to holiday guests in the municipality of Estepona, over the 36 months to August 2026, measured 175 euros a night typically and 238 euros in the upper quarter, with occupancy between 42% and 67% over the year. Across a full year that works out at 28,333 to 47,288 euros of revenue for a home let all year round. Those are measured figures for comparable homes in the neighbourhood, not a promise for a particular property, and how they fit into a wider plan is set out in my guide to investing in Spanish property.

Nine holes, a coffee at the club, then three terraces. Everything here is within a few hundred metres, so a single morning covers the course, the club and most of the homes — and if the family is with you, they will have made their own decision by the time you have finished the ninth. You can buy off-plan and choose the floor and the finishes, or buy a home that is ready to move into; both are for sale beside the course today.

Two days are usually enough, and the second one is worth spending differently: not looking at more homes, but sitting at the club in the late afternoon when the courts fill up and the pool is busy. The properties for sale at El Campanario Golf are bought for that hour of the day as much as for the golf, and it is the one thing no floor plan shows. Come in the afternoon, stay for a drink, and watch who is there.

Bring your questions about community fees, the club's current terms and which communities have their own pools, and tell me how many of you actually play golf. That answer decides more here than the budget does. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol.
