From the upper holes you look down on a marina full of masts, a long beach running west towards Gibraltar, and the Rif mountains of Africa on a clear winter morning. La Duquesa Golf climbs the hill of El Hacho above the harbour of Manilva, and the homes around it are the most affordable golf addresses between Sotogrande and Marbella. If you want to buy here, this page starts with the properties for sale at La Duquesa Golf: seven new developments within a kilometre, from about 235,000 euros, each with the measured metres to the course.

I live in Estepona and have worked along this coast since 2019. Buyers who come this far west are usually after one thing: the same sea and the same golf for noticeably less money. The properties for sale at La Duquesa Golf deliver exactly that, and the course itself has a pedigree that surprises people when they hear it.

The properties for sale at La Duquesa Golf, by the metre

Our own measurement of 15 October 2026 counts seven new developments within one kilometre of the course boundary, three of them within 300 metres. The apartments for sale at La Duquesa Golf start at about 235,000 euros, which is the lowest entry price to a golf address anywhere between Sotogrande and Marbella, and the larger ones reach about 435,000. The penthouses for sale at La Duquesa Golf sit at the top of each scheme, and just beyond the one-kilometre circle there are houses from about 545,000.

The distances below come from the course outline, not from a brochure. Where one of the new developments at La Duquesa Golf stands on the fairway itself, the metres say so; everything else is measured to the nearest edge of the course.

The seven schemes here are smaller than the big communities further east, which changes the arithmetic of the community fees: fewer owners share the pool and the gardens, but there is also less to maintain, and several of the projects keep the facilities deliberately simple for that reason. Ask for the estimated monthly charge per unit alongside the price — on an apartment at this level it is a visible part of the running cost, and the difference between two neighbouring schemes can be the price of a weekly green fee.

What separates these projects is the height on the hill. The upper ones look over the course to the sea and catch the breeze; the lower ones are a short walk from the marina and warmer in winter. Both have their followers, and the price difference between them is smaller than the difference in daily life, so it is worth walking the two levels on the same morning.

Beyond the one-kilometre circle another project stands within 1.5 kilometres, and the wider choice in the municipality is listed under new developments in Manilva.

La Duquesa Golf carries a Robert Trent Jones signature

The course opened in 1989 and was laid out by Robert Trent Jones senior, the architect of Sotogrande, Las Brisas and Valderrama. It belongs to the later part of his work on this coast, and his handwriting is all over it: raised putting surfaces, greenside bunkers that ask a question on every approach, and two returning loops of nine wrapped around the hill of El Hacho.

Par 72 over 6,629 yards puts it in the full-length class without making it punishing. The eighth is a short par 3 that golf writers single out, and the sea is in view from most of the round, which is rarer on this coast than the brochures suggest. Published green fees have recently ranged from about 45 to 65 euros depending on the season, so a course of this lineage costs a fraction of the famous names a few kilometres east.

What the figures do not show is the wind. The hill catches the breeze from the Strait of Gibraltar, which cools the summer rounds and turns a mild autumn morning into a genuine test of club selection. Players who know the course talk about it the way players at links courses do.

How La Duquesa Golf fits into a day at the marina

Golf in the morning, lunch at the harbour, a swim in the afternoon: this address makes that sequence a routine rather than a holiday. Puerto de la Duquesa lies directly below the course, a working marina with berths, fish restaurants around the water and a promenade that fills up in the evening.

  • The marina: restaurants, sailing, a dive school and a Saturday market, all within a few minutes of the fairways.
  • The beach: long, open sand running west towards Sabinillas and east towards Casares Costa.
  • Sabinillas: the town below, with a weekly market, everyday shops and prices that still belong to Spain rather than to the coast.
  • The views: Gibraltar to the west, the African coast on clear days, the Sierra Bermeja behind.
  • Playing year: golf in every month, with the winter light the best of it.

If you want to compare it with the other courses on this coast before you choose a home, the new developments on the golf courses between Sotogrande and Marbella are collected on their own page, each with the distance to its nearest course.

Two more courses within three kilometres of La Duquesa Golf

This is the quiet western end of our area, and the golf here is unhurried. We measured boundary to boundary from the outlines of every course on this coast, so these are real distances across the ground and not driving times.

  • Doña Julia Golf Club, about 1.8 km: a scenic layout that drops towards the sea, easy to walk and quiet outside the high season.
  • Finca Cortesín Golf Club, about 2.9 km: the Solheim Cup course in Casares, for the round you book in advance.
  • Sotogrande, about fifteen minutes west: Valderrama, La Reserva, San Roque and the two links courses of La Hacienda, all within a short drive.
  • Estepona Golf and Azata Golf, about twenty minutes east: two more affordable 18-hole rounds, covered in the guide to Azata Golf.

Counted honestly, that is a dozen courses within half an hour of the front door, and the three closest cost less together than a single round at some of the names further east.

Living beside La Duquesa Golf: Manilva, Sabinillas and Sotogrande

This is where the Costa del Sol slows down. Manilva is a working municipality with vineyards in the hills, a village square that fills after church on Sunday, and a coastline that has stayed low-rise. The homes for sale near La Duquesa Golf sit between that older Spain and the polished world of Sotogrande fifteen minutes west.

The vineyards above the village are worth a paragraph of their own, because they explain the landscape. Manilva still grows moscatel grapes on the slopes behind the coast, and the terraces of vines are what you look at from the inland side of the course. It gives this municipality a second season — the grape harvest in late summer, with its own festival in the village — and it keeps the hills green in a stretch of coast where development could easily have taken them.

Daily life happens in Sabinillas: supermarkets, a health centre, the weekly market and a beach promenade that runs for kilometres. For bigger things, Estepona is twenty minutes east with its hospital and its old town, Gibraltar is half an hour west with its airport and its English shops, and Sotogrande has the international school, the polo and the marina that fills with yachts in August.

What this corner does not have is crowds. The stretch between Sabinillas and Casares Costa was built late and built low, so the beachfront is a promenade rather than a wall of towers, and in February you can walk a kilometre of sand and meet a dozen people. That is the quality most buyers name after a second visit, and it is the reason the properties for sale at La Duquesa Golf attract people who already know the coast further east.

The airports frame the address neatly: Gibraltar about 30 kilometres, Málaga about 100. Many owners here fly into Gibraltar for a long weekend and are on the first tee an hour after landing, which is a fair summary of why people buy on this side of Estepona.

What the properties for sale at La Duquesa Golf cost

Manilva is the most affordable of the six municipalities we cover, and the gap is large enough to change what you can buy. On our own survey of 14 October 2026 the New Build median stood at 5,473 euros per square metre in Manilva, across 24 projects and 290 units, against 5,118 in Estepona and 6,455 in Casares. The entry prices tell the story better than the medians: a new apartment here begins at about 235,000 euros.

In the neighbourhood around the course the public price index recorded 2,690 euros per square metre for existing homes in September 2026, 6.7% above the same month a year earlier and 88.6% above the level of five years ago. Down at the marina the same index stood at 3,536 euros, 13.9% up in a year. Those are past figures for resale homes and say nothing about any single development, but they show that the quiet end of the coast has been catching up.

Holiday letting works differently here than further east, and the figures say so plainly. Our own analysis of all whole homes let to holiday guests in the municipality of Manilva, over the 36 months to August 2026, measured 131 euros a night typically and 170 euros in the upper quarter, with occupancy between 27% and 53% over the year, from 703 active holiday homes. Across a full year that works out at 15,104 to 28,040 euros of revenue for a home let all year round. Lower than Estepona in absolute terms, but set against an entry price of 235,000 euros rather than 400,000. Those are measured figures for comparable homes in the neighbourhood, not a promise for a particular apartment, and how they fit into a wider plan is set out in my guide to investing in Spanish property.

Eighteen holes, lunch at the marina, then three terraces. Everything here is within a few minutes of everything else, so a single morning covers the course, the harbour and most of the developments. You can buy off-plan and choose the floor and the finishes, or buy a home that is ready to move into; both are for sale beside the course today.

Bring your questions about community fees, handover dates and the club's current terms, and tell me whether you want the hill or the harbour — that answer sorts the properties for sale at La Duquesa Golf into a shortlist in a single sentence. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol.
