109 metres. That is the distance from the boundary of this course to the nearest new apartment scheme, and it is the shortest figure in our entire golf series — we measured every course on the coast against every project we sell. If you want to buy this close to a championship card, this page starts with the properties for sale at La Reserva Golf: two new developments within a kilometre, from about 850,000 euros, each with the measured metres to the course.

I live in Estepona and have accompanied buyers along this coast since 2019. Sotogrande has a reputation for being out of reach, and the upper part of it, where this course was cut into the hillside, is the part people assume starts at three million. It does not: the properties for sale at La Reserva Golf begin at 850,000 euros, and that gap between reputation and price is the whole point of this page.

The properties for sale at La Reserva Golf, by the metre

Our own measurement of 15 October 2026 records two new developments beside the course: 120 apartments at 109 metres and 50 villas at 590 metres. The apartments for sale at La Reserva Golf start at about 850,000 euros and the villas for sale at La Reserva Golf at 1.01 million.

109 metres is worth pausing on. Across every course and every project we measured on this coast, no other new development sits that close to a championship boundary — and the same front door is 231 metres from Valderrama. Two of the best-known cards in Europe are a walk away, not a drive.

New developments near La Reserva Golf

Two schemes is a short list, and I would rather say so than fill the page. Sotogrande releases land slowly and deliberately; our own survey counts 18 New Build projects with 50 units in the whole of it, against 153 projects with 1,069 units in Estepona. Scarcity is part of what the address is, and it is also why the new developments at La Reserva Golf tend to sell from the plan rather than from the finished building.

The choice between the two is a choice between formats rather than locations. An apartment in a scheme of 120 comes with gardens, pools and a gym maintained by the community, a lock-up-and-leave front door and a service charge to match; a villa on its own plot gives you privacy, your own pool and your own garden to look after. On a hillside like this the apartment often has the better view, because it sits higher up the slope than the plots do.

The wider choice in this corner is listed under new developments in Sotogrande, and the whole western stretch under new developments in Estepona.

La Reserva Golf is the modern championship card of Sotogrande

Eighteen holes, par 72, 6,721 metres — about 7,350 yards — laid out by Cabell B. Robinson and opened in 2003. It is the newest of the Sotogrande courses and the one built with modern tournament lengths in mind.

Robinson is the name that connects this coast together. He also laid out Finca Cortesín, which hosted the Solheim Cup, and Valle Romano above Estepona — three courses by one hand inside forty kilometres. His signature is generous shaping with the trouble in plain sight rather than hidden, which is why his courses reward a player who thinks before the swing and rarely punish one who simply plays sensibly.

The hillside is what makes the round memorable. Where the older Sotogrande courses run across flat ground near the sea, this one climbs and falls through a valley, so almost every shot plays uphill or downhill and the sea appears and disappears behind the ridges. Club selection stops being automatic. Players who know the course will tell you the first visit is spent learning how much the slope gives and takes.

Tournament golf has been here too, on both the European Tour and the Ladies European Tour, which tells you how the course holds up when it is set up properly. For an owner, that matters less than the everyday condition — and the everyday condition is the reason the homes for sale near La Reserva Golf hold their appeal: this is a course maintained to a standard that does not slip in October.

How La Reserva Golf fits into the week

Golf on the hill, the marina ten minutes below, Gibraltar airport twenty-five minutes away. Sotogrande is a resort that works as a year-round address, which is unusual on this coast.

  • Four courses inside two kilometres: Valderrama 231 m, La Cañada 561 m, San Roque Club 1,580 m from our nearest project.
  • The beach: about four kilometres down the hill, with the marina beside it.
  • Schools: the international school of Sotogrande is a few minutes away.
  • Two airports: Gibraltar about twenty-five minutes, Málaga about an hour and a quarter.
  • Playing year: golf in every month, and the hill catches a breeze in August.

If you want to compare this course with the others on the coast before you choose a home, the new developments on the golf courses between Sotogrande and Marbella are collected on their own page, each with the distance to its nearest course.

Three more courses within two kilometres of La Reserva Golf

From the nearest new development, three further eighteens lie inside two kilometres — and one of them is Valderrama. We measured boundary to boundary from the outlines of every course on this coast, so these are real distances across the ground rather than driving times.

  • Valderrama, about 231 m: the Ryder Cup course of 1997 and the most decorated card in continental Europe, close enough to walk to.
  • La Cañada, about 561 m: the municipal club where most of the area's good young players learned the game.
  • San Roque Club, about 1,580 m: the Dave Thomas course through cork oak, with a second eighteen beside it.
  • The Real Club de Golf de Sotogrande lies below on the flat ground near the sea, the oldest course of the resort.

Four championship eighteens and a famous municipal course inside two kilometres is the densest concentration of serious golf in Spain, and the quietest. There is no Puerto Banús here and no high street; what the area has instead is golf, polo, a marina and a school, which is why so many families stay all winter.

Uphill, downhill, and the sea between the ridges: the hillside is the course's character.

Living beside La Reserva Golf: Sotogrande above and below

Sotogrande is two places: the older part on the flat by the sea, and the hills above it where this course was built. The hills are greener, cooler and quieter; the flat has the marina, the beach and most of the restaurants.

Everyday life happens in Guadiaro and Pueblo Nuevo, the two villages a few minutes down the hill, with supermarkets, the health centre, the bakery and the sort of bars that are busy on a Tuesday in February. The marina is where the eating out happens: a working harbour with restaurants along the quay, properly busy in summer and genuinely calm in winter. The international school is close enough that the school run is a ten-minute drive rather than a daily expedition, which is the practical reason many families with children choose this hillside.

One point about the hillside is worth knowing before a viewing. Upper Sotogrande was laid out with very large plots and long private roads, so the distances inside the resort are real: a neighbour four hundred metres away is a short drive rather than a walk, and the two schemes beside this course are among the few places here where you can leave the car and still reach a clubhouse on foot. For anyone who would rather not drive to every tee time, that is the practical case for the properties for sale at La Reserva Golf.

Beyond golf, the area has polo in the summer, sailing from the marina and a beach club on the sand. It is a resort built in the 1960s on a large scale with wide streets, mature trees and no high-rise anywhere, and it has aged better than almost anything else on this coast. The trade-off is quiet: if you want shops and nightlife on the doorstep, Marbella is fifty minutes east.

For travel, Gibraltar airport is about twenty-five minutes with daily flights to London, and Málaga roughly an hour and a quarter with the full European network. Two working airports inside ninety minutes is one of the quiet advantages of the western end, and it matters more to owners than any brochure feature.

What the properties for sale at La Reserva Golf cost

On our own survey of 14 October 2026 the New Build median stood at 5,097 euros per square metre in Sotogrande, across 18 projects and 50 units, against 5,118 in Estepona and 7,960 in Marbella. Sotogrande is priced like Estepona and not like Marbella, which is the fact most buyers find hardest to believe.

For existing homes the public price index recorded 4,087 euros per square metre in Sotogrande Alto in September 2026, the district this course sits in, 7.3% above the same month a year earlier and 81.4% above the level of five years ago. Across the municipality the index stood at 4,043 euros, 11.1% up over the year and 76.3% over five. Those are past figures for resale homes and say nothing about any single development, but the five-year column is the highest in our area.

Letting to holiday guests here follows the golf and the polo rather than the beach weeks. Our own analysis of all whole homes let to holiday guests in the municipality of San Roque, over the 36 months to August 2026, measured 236 euros a night typically and 338 euros in the upper quarter, with occupancy between 31% and 52% over the year, from 265 active holiday homes. Across a full year that works out at 28,922 to 51,738 euros of revenue for a home let all year round. Those are measured figures for comparable homes in the area, not a promise for a particular property, and how they fit into a wider plan is set out in my guide to investing in Spanish property.

See the properties for sale at La Reserva Golf on one morning

Play the hillside course, then walk the 109 metres and see what that distance actually looks like from a terrace. Two schemes and one course make for a short, clear morning. You can buy off-plan and choose the floor and the finishes, or take a home that is ready to move into.

One morning is genuinely enough to work through the properties for sale at La Reserva Golf, because there are two of them and they are four hundred metres apart. Use the time you save on the course itself.

Keep the afternoon for the neighbours. Valderrama at 231 metres and La Cañada at 561 are both worth seeing on the same day, because the three of them together are the argument for this hillside — not any one of them alone. Then drive down to the marina for dinner, since that is where most of your evenings would happen.

Bring your questions about community fees, handover dates and which of the courses you could realistically join, and bring a rangefinder if you own one: on a hillside this steep the yardages on the card and the clubs in your hand are two different conversations. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol.
