Cork oaks that are older than the course, greens that have decided professional tournaments for forty years, and a slope rating of 147 — the hardest card between Sotogrande and Marbella. Valderrama is the course that brought the Ryder Cup to continental Europe for the first time, and it sits at the quiet western end of this coast. If you want to buy nearby, this page starts with the properties for sale at Valderrama Golf: two new developments within a kilometre, from about 551,000 euros, each with the measured metres to the course.

I live in Estepona and have accompanied buyers along this coast since 2019. What surprises people about this address is the arithmetic: the most famous golf in Spain sits in an area whose New Build median is almost exactly Estepona's. The properties for sale at Valderrama Golf start at about 551,000 euros.

The properties for sale at Valderrama Golf, by the metre

Our own measurement of 15 October 2026 counts one new development 231 metres from the course and three within two and a half kilometres. The apartments for sale at Valderrama Golf start at about 850,000 euros, townhouses nearby from 551,000, and the villas for sale at Valderrama Golf reach just over a million.

The distances below are measured to the edge of this course rather than to whichever one happens to be nearest, so the figures tell you how far the Ryder Cup fairways are. Where one of the new developments at Valderrama Golf sits at the boundary, the metres say so.

Three schemes is the whole new-build supply in this part of Sotogrande, and that is by design rather than by accident. The estate was planned in the sixties with large plots and strict rules, and it has stayed that way, which is why a sixty-year-old neighbourhood here still has space between the houses and trees along every street.

What the low density does to a property market is worth understanding before you compare prices. Fifty homes under construction across the whole area means there is no bulk discount, no pressure to sell and no competing scheme around the corner; it also means the neighbourhood you buy into will look the same in twenty years. Buyers coming from the busier stretches east usually notice the second part before the first.

The choice is therefore less about which project and more about which part of the estate. Sotogrande Alto lies in the hills with the golf, the cork oaks and the views; the lower estate runs to the marina and the beach, ten minutes away and a different world. Both carry the same name and the same rules, and the drive between them is the best five minutes you can spend on a viewing day: it sorts the properties for sale at Valderrama Golf into hill people and marina people, and the decision tends to hold.

The wider choice is listed under new developments in Sotogrande, and the courses east of here are covered in the guides to La Duquesa Golf and Finca Cortesín Golf.

Valderrama is the most decorated course in Spain

Robert Trent Jones senior designed it in 1975; from 1985 a consortium led by Jaime Ortiz-Patiño rebuilt and refined it into the course the world knows. The club itself dates from 1974. It plays to par 71 over 6,390 metres, with a course rating of 76.1 and a slope of 147 — numbers that tell you everything about the standard of golf it asks for.

The tournament record is the other half of the story: the Volvo Masters from 1988 to 2008, the Ryder Cup in 1997 — the first time the match was played outside the United States or Britain — and today the Andalucía Masters of the DP World Tour. Few courses in Europe have hosted that much, and none of the others on this coast comes close.

The rebuild under Ortiz-Patino is the part of the story that explains the course. He bought a layout that was not working, spent years reshaping greens, rebuilding bunkers and planting, and set standards of conditioning that the rest of Spain then had to follow. The properties for sale at Valderrama Golf sit beside the result of that obsession, and the neighbourhood around it was held to the same standard.

Living beside a course like this is not the same as playing it whenever you like — access here is a club matter, and the terms are the club's own. What a home nearby gives you is the neighbourhood that grew around it: the cork oak woods, the low density, the quiet, and four more courses within a few minutes for the golf you play every week.

How Valderrama fits into the week

Sotogrande is a planned estate from the sixties, and it still runs on the principles it was built with: space, trees and very little traffic. The golf is the reason most people come; the quiet is the reason they stay.

  • Five courses in a few minutes: La Cañada, La Reserva, Real Club de Golf de Sotogrande, San Roque and this one.
  • The marina: restaurants around the water, the Sunday market in summer, the sailing school.
  • The beach: Torreguadiaro and Alcaidesa, long and open, a few minutes down the hill.
  • Gibraltar: twenty minutes, with direct flights to the UK.
  • Playing year: golf in every month; the Strait brings a breeze that cools the summer.

If you want to compare it with the other courses on this coast before you choose a home, the new developments on the golf courses between Sotogrande and Marbella are collected on their own page, each with the distance to its nearest course.

Four more courses within two and a half kilometres of Valderrama

No corner of Spain has more championship golf per square kilometre. We measured boundary to boundary from the outlines of every course on this coast, so these are real distances across the ground and not driving times.

  • La Cañada, about 61 m from our nearest project: the club where most of the area's juniors learn, and a full eighteen in its own right.
  • La Reserva, about 590 m: the modern championship course above the estate, with the beach club and the racquet centre.
  • Real Club de Golf de Sotogrande, about 1.4 km: the 1964 Trent Jones original, the course that started all of this.
  • San Roque Club, about 2.2 km: 36 holes and two Spanish Opens.

Five full-length courses inside two and a half kilometres, and two links courses at Alcaidesa a few minutes beyond: for a golfer, this is the densest and the most serious golf address in the country.

Living beside Valderrama: Sotogrande, the marina and Gibraltar

Sotogrande was built for people who wanted the sea, the golf and no crowds, and it has never changed its mind. Wide roads, big plots, no high-rise, and a residents' culture built around golf, polo and sailing.

The estate also has a rhythm that is unlike the rest of the coast. August is the month everything happens — polo, sailing, the market, the restaurants full — and the rest of the year is quiet in a way that suits golfers and retired couples far better than it suits teenagers. Owners who spend the winter here describe empty fairways and a nine-hole round before lunch with nobody in front of them.

The marina has the restaurants, the Sunday market and the sailing school; Torreguadiaro next door has the everyday shops and the beach bars. The international school is among the best known in Spain, the polo fields fill every August, and the racquet centre at La Reserva has become the social address of the estate for anyone who plays padel or tennis as well as golf.

Estepona is 25 minutes east for the hospital, the old town and the weekly market, and Marbella 45 minutes along the coast when the occasion calls for it. Gibraltar with its airport is twenty minutes south, Málaga about 110 kilometres east. The homes for sale near Valderrama Golf are bought by people who fly in for long weekends as much as by people who live here all year.

What the properties for sale at Valderrama Golf cost

Here is the figure that surprises everybody. On our own survey of 14 October 2026 the New Build median in Sotogrande stood at 5,097 euros per square metre, across 18 projects and 50 units. Estepona stood at 5,118, Casares at 6,455 and Marbella at 7,960. The most famous golf address in Spain is, in new-build terms, no more expensive than the market twenty-five minutes east.

In Sotogrande Alto, the hills around the course, the public price index recorded 4,087 euros per square metre for existing homes in September 2026, 7.3% above the same month a year earlier and 81.4% above the level of five years ago. For the Sotogrande area as a whole it stood at 4,043 euros, 11.1% up in a year. Those are past figures for resale homes and say nothing about any single development, but they show an area that the market has been rediscovering.

Holiday letting in Sotogrande is a small, high-value market. Our own analysis of all whole homes let to holiday guests in the area, over the 36 months to August 2026, measured 236 euros a night typically and 338 euros in the upper quarter, with occupancy between 31% and 52% over the year, from 265 active holiday homes. Across a full year that works out at 28,922 to 51,738 euros of revenue for a home let all year round. Those are measured figures for comparable homes in the neighbourhood, not a promise for a particular property, and how they fit into a wider plan is set out in my guide to investing in Spanish property.

Drive out for a full day rather than a morning. Sotogrande is twenty-five minutes west of Estepona and a different world when you get there: the golf, the cork oaks, the marina and the quiet all need to be seen in one visit to make sense. You can buy off-plan and choose the finishes, or buy a home that is ready to move into; both come up here, though the supply is small.

Two days are better than one if you can spare them. The first for the golf and the homes, the second for the drive east: Finca Cortesin and the Estepona courses are half an hour away, and seeing what the same budget buys there is the fastest way to decide whether the Sotogrande name is what you actually want. Some buyers come back certain; others find the answer in Estepona.

Bring your questions about community fees, handover dates and club access, and bring the figure from this page with you: in new-build terms, this address costs what Estepona costs, and that single comparison decides more visits than any photograph of the eighteenth. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol.
