Thirty-Six Holes and Two Spanish Opens: Properties for Sale at San Roque Club

Thirty-six holes behind one gate, cork oaks along the fairways and the Rock of Gibraltar on the skyline. San Roque Club opened in 1990 at the western end of this coast, hosted the Spanish Open twice, and sits in the middle of the densest group of championship courses in Spain. If you want to buy here, this page starts with the properties for sale at San Roque Club: one new development within a kilometre, from about 551,000 euros, each with the measured metres to the course.
I live in Estepona and have accompanied buyers along this coast since 2019. The west end surprises people: the golf is the best in the country, the prices are closer to Estepona than to Marbella, and Gibraltar airport is twenty minutes away. The properties for sale at San Roque Club start at about 551,000 euros.
The properties for sale at San Roque Club, by the metre
Our own measurement of 15 October 2026 counts one new development within 300 metres of the courses and three within two and a half kilometres. The apartments for sale at San Roque Club and the townhouses beside the fairways start at about 551,000 euros, and the villas for sale at San Roque Club in the wider Sotogrande area reach just over a million.
The distances below are measured to the edge of this club's land, so a figure of 1.6 kilometres means a four-minute drive through Sotogrande Alto rather than a walk. Where one of the new developments at San Roque Club sits on the fairway itself, the metres say so.

Supply at the west end is small and deliberately so. Sotogrande and San Roque were planned as low-density estates from the start, with large plots, wide verges and strict building rules, and that has not changed. What comes to the market are schemes of twenty to a hundred and twenty homes, usually in phases, and they sell to buyers who already know the area.
Phasing is the practical detail to check here. Low-density estates are built out slowly, so a scheme of a hundred and twenty homes may be released in three stages over five years. Buying in the first phase usually means the better price and the longer wait, with building work nearby for a while; buying in the last means paying more for a finished neighbourhood. Neither is wrong — but the brochure shows the finished version in both cases, and the properties for sale at San Roque Club are no exception.
The question worth asking here is not which project but which estate. Sotogrande Alto sits in the hills with the golf and the views; the lower part runs to the marina and the beach. Both carry the Sotogrande name, the drive between them is ten minutes, and they feel entirely different. I show one of each before anyone decides.
The wider choice is listed under new developments in Sotogrande, and the neighbouring courses are covered in the guides to La Duquesa Golf and Finca Cortesín Golf.
San Roque Club has two championship courses
The Old Course came from Dave Thomas in 1990, the New Course from Perry Dye in 2002, and both play to par 72. The Old measures 6,494 metres, the New 6,626 — serious length on both, laid out through cork oak woodland on rolling ground above the coast.
Dave Thomas built courses for championship golf, and the Old shows it: generous landing areas, trouble that is visible from the tee, and greens that reward the approach from the correct angle. Perry Dye's New Course is the more dramatic of the two, with the shaping and the bunkering his family name is known for. The Open de España was played here in 2005 and 2006.
| Course data | The two courses at San Roque |
|---|---|
| Club founded | 1990 |
| Old Course | Dave Thomas, 1990, par 72, 6,494 m |
| New Course | Perry Dye, 2002, par 72, 6,626 m |
| Holes in total | 36 |
| Character | Cork oak woodland on rolling ground above the coast |
| Tournaments | Open de España 2005 and 2006 |
| Position | San Roque, in the Sotogrande area, close to Gibraltar |
| Green fee | The club quotes by season |
The two layouts also age differently, which is part of the attraction. The Old has thirty-five years of growth in its cork oaks and plays like a course that has settled into its land; the New is the bolder of the two, with more movement in the ground and more water in play. Members tend to have a favourite and to change their mind about it twice a year.
Thirty-six holes at one address matters more than it sounds. It means a tee time when the coast is busy, two quite different tests within a few hundred metres, and a club that can hold a tournament on one course while members play the other. Few addresses in Spain can say that.
How San Roque Club fits into the week
This is the quiet west, where the coast turns towards the Strait and the hills come down to the sea. Everything is close, nothing is crowded, and the airport at Gibraltar is twenty minutes away.
- Two courses: 36 holes without leaving the estate, and five more courses within two and a half kilometres.
- Sotogrande: the marina, the international school and the polo fields, ten minutes west.
- The beach: the long sands of Alcaidesa and Torreguadiaro, a few minutes down the hill.
- Gibraltar: twenty minutes, with flights to the UK and the shops on Main Street.
- Playing year: golf in every month; the Strait brings a breeze that keeps the summer bearable.
If you want to compare it with the other courses on this coast before you choose a home, the new developments on the golf courses between Sotogrande and Marbella are collected on their own page, each with the distance to its nearest course.
Five more courses within two and a half kilometres of San Roque Club
Seven courses inside a short drive, and one of them is the best-known in Spain. We measured boundary to boundary from the outlines of every course on this coast, so these are real distances across the ground and not driving times.
- Alcaidesa Links, about 873 m: one of the few genuine links courses on the Mediterranean.
- Almenara, about 1.4 km, and The Pine Trees, about 1.4 km: two more full layouts in the cork oaks.
- La Hacienda Links, about 1.6 km: the second links course of the estate above the sea.
- Valderrama, about 2.5 km: Ryder Cup host of 1997 and the most decorated course in continental Europe.
For a golfer, this density is the whole argument for the west end: a different round every day of the week, all within ten minutes, and green fees across the range from links golf to championship.
Living beside San Roque Club: Sotogrande, the marina and Gibraltar
The west end is the most private corner of this coast and the most international. Sotogrande was laid out in the sixties for people who wanted space, and the estate still runs on that principle: wide roads, big plots, almost no high-rise.
The marina ten minutes away has restaurants around the water and the Sunday market in summer; Torreguadiaro next to it is the village with the everyday shops and the beach bars. The international school is one of the best known in Spain, the polo fields fill in August, and Gibraltar with its airport and its English supermarkets is twenty minutes south.
The other thing the west end has is weather of its own. The Strait pulls air between two seas, so this corner gets a breeze when the rest of the coast is still, which is a blessing in August and a factor in club selection all year. Sailors love it, golfers learn to allow for it, and in winter it keeps the air clear enough to see the Rif mountains from the upper fairways.
Estepona is 25 minutes east for the hospital and the old town, Marbella 45 minutes. Málaga airport is about 110 kilometres away, which is why most owners here use Gibraltar: twenty minutes door to gate, with direct flights to London and Manchester.
What the properties for sale at San Roque Club cost
The surprise of the west end is the price level. On our own survey of 14 October 2026 the New Build median in Sotogrande stood at 5,097 euros per square metre, across 18 projects and 50 units — almost exactly the Estepona figure of 5,118, and far below Casares at 6,455 or Marbella at 7,960. The homes for sale near San Roque Club are not cheap in absolute terms, but they buy considerably more space than the same money does further east.
In Sotogrande Alto, the area above the courses, the public price index recorded 4,087 euros per square metre for existing homes in September 2026, 7.3% above the same month a year earlier and 81.4% above the level of five years ago. For the Sotogrande area as a whole the index stood at 4,043 euros, 11.1% up in a year. Those are past figures for resale homes and say nothing about any single development, but they show an area that has been catching up steadily.
Holiday letting here is a different market from the beach resorts: fewer homes, higher nightly rates, a shorter season. Our own analysis of all whole homes let to holiday guests in Sotogrande, over the 36 months to August 2026, measured 236 euros a night typically and 338 euros in the upper quarter, with occupancy between 31% and 52% over the year, from 265 active holiday homes. Across a full year that works out at 28,922 to 51,738 euros of revenue for a home let all year round. Those are measured figures for comparable homes in the neighbourhood, not a promise for a particular property, and how they fit into a wider plan is set out in my guide to investing in Spanish property.
See the properties for sale at San Roque Club on one morning
Eighteen holes on the Old Course, lunch, then the homes. The west end is far enough from Estepona that a visit here is worth a full day, and it is worth doing properly: play one of the two courses, drive through Sotogrande Alto and down to the marina, and see what 551,000 euros buys at this end of the coast. You can buy off-plan and choose the finishes, or buy a home that is ready to move into; both are for sale beside the courses today.
Plan a full day rather than a morning. The drive from Estepona takes twenty-five minutes, the courses deserve a proper look and the two halves of the estate — the hills and the marina — are ten minutes apart. By the evening you will know whether the quiet of the west end suits you or whether you would rather be nearer the towns.
Bring your questions about community fees, handover dates and the club's membership terms, and bring an open mind about the distance: twenty-five minutes further west than Estepona buys a great deal of quiet, and the properties for sale at San Roque Club are the clearest example of what that trade is worth in square metres. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol.
