A river that runs through the course to the sea, fairways under pines and cypresses, and a last hole close enough to the sand that the smell of the beach is already in the air. Río Real opened in 1965 on the eastern edge of Marbella, ten minutes from the old town and a world away from its noise. If you want to buy here, this page starts with the properties for sale at Río Real Golf: five new developments within a kilometre, from about 575,000 euros, each with the measured metres to the course.

I live in Estepona and have accompanied buyers along this coast since 2019. People come to this side of Marbella for a particular reason: the town in ten minutes, the airport in forty, and a neighbourhood of gardens rather than towers. The properties for sale at Río Real Golf are few, because the land around the course was largely built out decades ago.

The properties for sale at Río Real Golf, by the metre

Our own measurement of 15 October 2026 counts five new developments within one kilometre of the course, two of them within 100 metres and one standing directly on the boundary. The apartments for sale at Río Real Golf start at about 575,000 euros; the penthouses for sale at Río Real Golf and the larger homes near the beach reach 2.45 million.

The distances below come from the course outline, not from a brochure. Where one of the new developments at Río Real Golf sits on the fairway itself, the metres say so; everything else is measured to the nearest edge of the course.

Five projects is a short list, and that is the character of this address. The neighbourhood between the course and the sea was built from the sixties onwards, so new building happens on individual plots, usually small and usually sold before the scaffolding comes down. If none of the current ones fits, the next opportunity may be a year away — which is an argument for deciding on the spot when one does.

There is one more reason the list stays short here, and it is worth understanding before you start looking. The land between the course and the sea is protected in parts by the river course and its flood margin, which is why the fairways still run uninterrupted to the beach after sixty years of building on this coast. It limits what can be built, it keeps the green belt green, and it is the single biggest reason the homes that do exist here hold their value.

What they have in common is the position between the course and the beach. The difference between them is the walk: a home on the upper side looks over the fairways to the sea and needs the car for the sand, one below is five minutes from the water and looks into gardens. Both are worth seeing on the same morning, because the photographs flatten exactly that difference.

The wider choice in the municipality is listed under new developments in Marbella, and the courses twenty minutes west are covered in the guides to Guadalmina Golf and Atalaya Golf.

Río Real Golf is a Javier Arana course from 1965

Spain's first golf architect built ten courses, all of them at home, and this is one of them. Javier Arana laid out Guadalmina in 1959, Río Real in 1965 and El Saler on the Valencian coast in 1968; seven of his ten courses still rank in the Spanish top hundred. The Spanish golf federation counts this one among the best in the country.

It plays to par 72 over more than 6,000 metres. What sets it apart is the water: the Río Real, the river the course is named after, accompanies the holes all the way down to the Mediterranean, and the layout ends near the beach. Pines, palms, casuarinas, olive trees and cypresses line the fairways, planted sixty years ago and grown into the strategy since.

A course that reaches the sand changes how it plays. The lower holes catch the breeze off the water in the afternoon, the upper ones are sheltered and warmer, and the difference between a morning and an evening round is bigger here than on a hillside course. Members plan their tee times around it.

How Río Real Golf fits into a day in Marbella

This is the quiet side of the town, which is exactly why people buy here. Marbella has two faces: the west, with Puerto Banús and the Golden Mile, and the east, with the old gardens, the beach hotels and this course.

  • Marbella old town: ten minutes west, with the orange square, the market and the promenade.
  • The beach: at the end of the course, a long stretch of open sand with beach clubs rather than crowds.
  • The airport: about 45 kilometres, the shortest run of any course in our area.
  • Everyday life: supermarkets, the hospital and the schools of Marbella all within ten minutes.
  • Playing year: golf in every month, with the sea breeze making the summer rounds bearable.

If you want to compare it with the other courses on this coast before you choose a home, the new developments on the golf courses between Sotogrande and Marbella are collected on their own page, each with the distance to its nearest course.

Two more courses within three kilometres of Río Real Golf

East Marbella is not the golf valley; it has fewer courses and more space. We measured boundary to boundary from the outlines of every course on this coast, so these are real distances across the ground and not driving times.

  • Santa Clara Golf Club, about 1.3 km: the modern layout in the same valley, popular and well kept.
  • Marbella Golf & Country Club, about 2.8 km: up the hill, with wide views over the bay.
  • The valley courses, twenty minutes west: Los Naranjos, Las Brisas, Aloha and La Quinta in Nueva Andalucía.
  • Cabopino and the eastern courses, fifteen minutes east: the next cluster along the coast towards Mijas.

Three courses in three kilometres is modest by the standards of this coast, and the people who buy here know it. They are trading golf density for the town, the beach and the shortest airport run on the western Costa del Sol.

Living beside Río Real Golf: east Marbella, the beach and the airport

East Marbella is the older, greener half of the town. It was built when the first hotels came in the sixties, which means mature gardens, wide plots and a coastline of beach clubs rather than apartment walls.

The difference between the two halves of Marbella is easy to feel and hard to read about. West of the centre the coast is continuous: hotels, beach clubs, Puerto Banús, traffic in both directions all summer. East of it the buildings step back from the sand, the gardens get bigger and the roads get quieter, and by the time you reach this course you are in a neighbourhood where people walk dogs in the evening. The properties for sale at Río Real Golf belong to that second half.

Marbella old town is ten minutes west: the orange square, the daily market, the paseo marítimo and the restaurants in the lanes behind the church. Los Monteros and Elviria lie east with the best-known beach clubs of the coast. The hospital, the international schools and the shopping centres are all within a ten-minute drive, and the bus along the coast road runs every few minutes.

The airport is the practical advantage nobody mentions in the brochures: about 45 kilometres on the motorway, which is forty minutes door to door. For owners who come for long weekends rather than long summers, that is worth more than a second pool.

What the properties for sale at Río Real Golf cost

This is Marbella, and the price level follows. On our own survey of 14 October 2026 the New Build median stood at 7,960 euros per square metre in Marbella, across 99 projects and 335 units, against 6,709 in Benahavís and 5,118 in Estepona. The homes for sale near Río Real Golf sit in that upper band, and what they buy is the town and the beach rather than the golf density.

In Río Real and Los Monteros the public price index recorded 5,577 euros per square metre for existing homes in September 2026, 75% above the level of five years ago. For the whole municipality the index stood at 5,996 euros, 3.2% up in a year and 76% in five. Those are past figures for resale homes in the neighbourhood and say nothing about any single development, but they show a market that has roughly doubled over a decade.

Holiday letting earns well in Marbella. Our own analysis of all whole homes let to holiday guests in the municipality, over the 36 months to August 2026, measured 208 euros a night typically and 325 euros in the upper quarter, with occupancy between 38% and 63% over the year, from 5,166 active holiday homes. Across a full year that works out at 32,769 to 56,828 euros of revenue for a home let all year round. Measured against the purchase prices here, the yield is lower than further west, which is the trade the address asks for. Those are measured figures for comparable homes in the neighbourhood, not a promise for a particular property, and how they fit into a wider plan is set out in my guide to investing in Spanish property.

Eighteen holes down to the sea, then whatever is available. Because the list is short, a visit here is less about comparing and more about judging: does this one home, in this one position, do what you want for the next ten years? I walk the properties for sale at Río Real Golf with you and say plainly when the answer is no. You can buy off-plan and choose the finishes, or buy a home that is ready to move into; both come up beside the course, just rarely at the same time.

A visit of two days is plenty. One morning for the golf and the homes, one afternoon for the neighbourhood — the beach at Los Monteros, a coffee in the old town, the drive to the airport so you can time it yourself. That last one changes minds more often than any floor plan, especially for buyers who plan to come eight or ten times a year rather than for one long summer.

Bring your questions about community fees, handover dates and the club's terms, and bring an honest answer to one question of mine: is it the golf you want, or Marbella? If it is the golf, there is more of it twenty minutes west for considerably less. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol.
