With Africa on the Horizon: Properties for Sale at Doña Julia Golf

Stand on the fifteenth tee on a clear January morning and you can see three countries: Spain under your feet, the Rock of Gibraltar to the west, and the mountains of Morocco across the water. Doña Julia runs down the hills of Casares towards the sea, and the view is the first thing everybody mentions. If you want to buy here, this page starts with the properties for sale at Doña Julia Golf: seven new developments within a kilometre, from about 395,000 euros, each with the measured metres to the course.
I live in Estepona and have accompanied buyers along this coast since 2019. This is the address for people who want the view and the golf without the price tag of the famous names a few minutes away: the properties for sale at Doña Julia Golf start under 400,000 euros, in the same municipality where a Solheim Cup course sits a kilometre up the road.
The properties for sale at Doña Julia Golf, by the metre
Our own measurement of 15 October 2026 counts seven new developments within one kilometre of the course, three of them within 300 metres. The apartments for sale at Doña Julia Golf start at about 395,000 euros, and the penthouses for sale at Doña Julia Golf reach around 620,000 — a range that buys a terrace rather than a villa, which is exactly what most buyers here are looking for.
The distances below come from the course outline, not from a brochure. Where one of the new developments at Doña Julia Golf stands on the fairway itself, the metres say so; everything else is measured to the nearest edge of the course.

The decision here is almost always about height. The hillside rises steeply from the coast, so a first-floor apartment looks into the gardens while a top floor three doors away looks over the course to the sea and the African coast. The price difference between them is smaller than the difference in what you see, which is why I always ask to view the upper units even when they are not the ones on offer.
Size is the other thing to look at, and it cuts against the instinct. The schemes here are mostly between nine and a hundred and thirty-four homes, and the small ones are not automatically the better buy: a community of fifteen apartments shares the cost of the pool, the lift and the gardener between fifteen owners, while one of a hundred and thirty-four spreads the same costs much further and can afford a gym and a concierge. Ask for the monthly charge per home before you fall in love with the smaller building.
The second question is the season. This part of Casares is quieter in winter than Estepona, and some communities are more than half empty between November and March. For a permanent move that matters; for a holiday home it does not. I say plainly which is which, because the photographs are taken in June.
Beyond the one-kilometre circle another six projects stand within 1.5 kilometres, and the wider choice is listed under new developments in Casares.
Doña Julia Golf has greens the size of tennis courts
Designed in 2005 by the Málaga architect Antonio García Garrido to USGA standards and built the following year, this is an 18-hole par 71 of 6,585 yards. Its defining feature is the putting surfaces: between 700 and 1,000 square metres each, which is large by any standard and changes how the course plays.
Big greens mean the approach matters more than the drive. Finding the putting surface is rarely the problem here; finding the right part of it is, because a ball on the wrong side can leave a putt of thirty metres. The front nine is the tighter half, with tree-lined fairways and water in play, while the back nine opens up and turns towards the coast, which is where the view takes over from the golf.

The round also has a rhythm that suits a resident rather than a visitor. You start in the trees, where the holes ask for position rather than power, and you finish in the open with the sea in front of you — which is why so many members here play in the late afternoon and stay for a drink afterwards. On a short winter day that sequence is close to perfect.
A course built to USGA specifications drains, which matters more than it sounds on a coast where a December downpour can close older layouts for two days. Here the greens are playable again the same afternoon, and that is one reason the course fills up with residents through the winter.
How Doña Julia Golf fits into the week
The hills of Casares are the quiet hinterland of this coast: two kilometres above the beach, fifteen minutes from Estepona, twenty from Sotogrande. Nothing here is far, and nothing is crowded.
- The view: the Mediterranean from the back nine, Gibraltar to the west, Africa on clear days.
- The beach: Casares Costa, about two kilometres below, long and open with chiringuitos.
- The marina: Puerto de la Duquesa, ten minutes west, with restaurants around the water.
- Two towns: Estepona fifteen minutes east, Sotogrande twenty minutes west.
- Playing year: golf in every month, and the winter light here is the best on the coast.
If you want to compare it with the other courses on this coast before you choose a home, the new developments on the golf courses between Sotogrande and Marbella are collected on their own page, each with the distance to its nearest course.
Two more courses within two kilometres of Doña Julia Golf
One of them hosted the Solheim Cup. We measured boundary to boundary from the outlines of every course on this coast, so these are real distances across the ground and not driving times.
- Finca Cortesín Golf Club, about 1.2 km: the championship course that brought the Solheim Cup to Spain in 2023.
- La Duquesa Golf, about 1.8 km: the Robert Trent Jones layout above the marina in Manilva.
- Estepona Golf and Azata Golf, fifteen minutes east: two more affordable eighteens.
- Sotogrande, twenty minutes west: Valderrama, La Reserva, San Roque and the two links courses of La Hacienda.
Counted honestly, that is nine courses within half an hour, three of them within two kilometres. For a golfer who plays several times a week, this corner of Casares offers more golf per euro than anywhere else in our area.
Living beside Doña Julia Golf: Casares, the beach and the marina
Casares is the whitest of the white villages and the most dramatic, stacked up a rock twenty minutes inland. Down here on the coast the municipality is quieter and greener than its neighbours, with the golf courses, a long open beach and very little else.
What the municipality has that its neighbours do not is space between the buildings. Casares Costa was planned late and kept low, so the stretch between the motorway and the sand is a patchwork of golf, gardens and open ground rather than a continuous wall of apartments. Walk the beach in February and you will meet more dogs than people, and the properties for sale at Doña Julia Golf look down on all of it.
Daily life happens in Sabinillas and Estepona: supermarkets, the health centre and the weekly market in the first, the hospital, the old town and the Sunday market in the second. Puerto de la Duquesa with its restaurants around the water is ten minutes west, Sotogrande with its international school and its polo fields twenty.
The airports frame it neatly: Gibraltar about 35 kilometres west, Málaga about 95 east. Many owners here fly into Gibraltar, pick up a car and are on the first tee within the hour — which is a fair summary of why people buy in this particular corner of the coast.
What the properties for sale at Doña Julia Golf cost
The homes for sale near Doña Julia Golf are the affordable end of an expensive municipality. On our own survey of 14 October 2026 the New Build median in Casares stood at 6,455 euros per square metre, across 39 projects and 301 units — higher than Estepona at 5,118 and Manilva at 5,473, because Casares also contains the villas of Finca Cortesín. The apartments around this course sit well below that median, which is why the entry price here is under 400,000 euros.
In Marina de Casares, the neighbourhood that holds several of these projects, the public price index recorded 3,459 euros per square metre for existing homes in September 2026, 5.4% above the same month a year earlier and 112.2% above the level of five years ago. Those are past figures for resale homes in the neighbourhood and say nothing about any single development, but a doubling over five years tells you how this stretch has been rediscovered.
Letting to holiday guests is a quieter business here than further east, and the figures show it. Our own analysis of all whole homes let to holiday guests in the municipality of Casares, over the 36 months to August 2026, measured 160 euros a night typically and 210 euros in the upper quarter, with occupancy between 31% and 54% over the year, from 408 active holiday homes. Across a full year that works out at 20,024 to 36,507 euros of revenue for a home let all year round — set against an entry price under 400,000 euros rather than the 600,000 you would pay for the same thing further east. Those are measured figures for comparable homes in the neighbourhood, not a promise for a particular apartment, and how they fit into a wider plan is set out in my guide to investing in Spanish property.
See the properties for sale at Doña Julia Golf on one morning
Eighteen holes, then three terraces, and make sure one of them faces west. The light here at the end of the day, with Gibraltar in silhouette and the African coast behind it, is the thing people remember a month later. You can buy off-plan and choose the floor and the finishes, or buy a home that is ready to move into; both are for sale beside the course today.
Two days are enough here, and the second is best spent sideways rather than deeper: play Finca Cortesín or La Duquesa in the morning and compare what the same money buys beside each of them. The three courses are within two kilometres of one another and the price levels are quite different, so that comparison is the most useful thing a visit can give you.
Bring your questions about community fees, handover dates and how busy a community is in February, and tell me how high up you want to be. That single answer usually sorts the properties for sale at Doña Julia Golf into the two or three we walk first. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol.
