Palms along the fairways, the Sierra Bermeja rising behind the clubhouse terrace, and a par 5 at the sixth that has been photographed more often than any other hole on this stretch of coast. El Paraíso opened in 1973 and was laid out by Gary Player, which makes it one of the few courses in Europe designed by a player who won nine majors. If you want to buy here, this page starts with the properties for sale at El Paraíso Golf: ten new developments within a kilometre, from about 509,000 euros, each with the measured metres to the course.

I live in Estepona and have accompanied buyers along this coast since 2019. This address is the middle of the New Golden Mile in every sense: fifteen minutes to Marbella, fifteen to Estepona, two kilometres to the beach. The properties for sale at El Paraíso Golf cover a wider range than almost any other course in our area, from a half-million apartment to a villa at nearly two million.

The properties for sale at El Paraíso Golf, by the metre

Our own measurement of 15 October 2026 counts ten new developments within one kilometre of the course boundary, four of them within 500 metres. The apartments for sale at El Paraíso Golf start at about 509,000 euros, houses follow from around 800,000, and the villas for sale at El Paraíso Golf run from 1.55 to 1.95 million.

The distances below come from the course outline, not from a brochure. Where one of the new developments at El Paraíso Golf sits directly on the fairway, the metres say so; everything else is measured to the nearest edge of the course.

New developments at El Paraíso Golf

These ten projects sit between three courses, and which one you choose usually comes down to which fairway you want to look at. A terrace over El Paraíso gets the palms and the mountain behind; one facing El Campanario gets the olive trees and the shorter holes; one towards Atalaya gets the long view down to the sea. All of them are within a few hundred metres of each other, so the comparison takes a morning rather than a week.

Age is the second question, and it is specific to this address. The urbanisation dates from the seventies, so a new project here is almost always an infill plot between established gardens. That is good for the trees and the privacy, and it means the properties for sale at El Paraíso Golf come to the market one at a time rather than in phases of two hundred. The practical consequence: when something fits, it is worth deciding quickly, because the next one may be a year away.

The other question is the building itself. Some of these schemes are boutique buildings of twenty to forty homes with a single pool; others are communities of eighty or more with a gym, a spa and a concierge. The community fee follows the facilities, and the right answer depends on how many weeks a year you are actually here.

Beyond the one-kilometre circle another seven projects stand within 1.5 kilometres, and the wider choice is listed under new developments in Estepona.

El Paraíso Golf carries Gary Player's signature from 1973

A champion's course rather than an architect's: Gary Player laid this one out, and it opened in 1973. That makes it one of the older layouts on the coast, from the generation that shaped the Costa del Sol before the building boom — Guadalmina in 1959, Río Real in 1965, Atalaya in 1968, El Paraíso in 1973.

It plays to par 71 over more than 6,600 yards, with fairways framed by palms, pines and old olive trees in the foothills of the Sierra Bermeja. The sixth is the signature hole, a par 5 that doglegs left to a raised green guarded by a deep bunker at the front right; it is the hole members talk about and visitors remember. The clubhouse has a restaurant and a terrace over the course, and the academy, driving range, pro shop and buggy hire are all on site.

What a course of this age gives a neighbourhood is scale. The trees are fifty years old, the streets were laid out when land was cheap, and the gardens are deep enough that the houses are not looking at each other. New building here happens on single plots between them, which keeps the character and limits the supply.

How El Paraíso Golf fits into the week

Everything from here is a quarter of an hour: the old town of Estepona, Puerto Banús, the beach, the motorway. That is the practical argument for the middle of the New Golden Mile, and it is why this stretch has filled with permanent residents rather than holiday owners.

  • The course: eighteen holes with enough length to matter and enough shade to play in July.
  • The clubhouse: a restaurant with a terrace that works as the neighbourhood meeting point.
  • The beach: about two kilometres below, with the chiringuitos of Cancelada and Guadalmina either side.
  • Two towns: Estepona west for the market and the old streets, San Pedro and Puerto Banús east for everything else.
  • Playing year: golf in every month, with the old trees giving shade when the heat comes.

If you want to compare it with the other courses on this coast before you choose a home, the new developments on the golf courses between Sotogrande and Marbella are collected on their own page, each with the distance to its nearest course.

Eight more courses within three kilometres of El Paraíso Golf

Two of them are a walk, not a drive. We measured boundary to boundary from the outlines of every course on this coast, so these are real distances across the ground and not driving times.

  • El Campanario, about 373 m: the short family course with tennis, padel and pools.
  • Atalaya Golf, about 521 m: two full-length courses, one of them from 1968.
  • Tramores 1.5 km, Alferini 2.0 km, Flamingos 2.2 km: the three courses of the estate above the coast road.
  • Guadalmina 1.5 km, El Higueral 2.3 km, Marbella Club 2.8 km: the classic by the sea and two in the hills.

Nine eighteens inside three kilometres, two of them in walking distance: for a golfer, this is the densest corner of the coast after Nueva Andalucía, and the homes here cost a fraction of the valley ones.

Living beside El Paraíso Golf: between two towns and the sea

The New Golden Mile is the stretch between Estepona and San Pedro, and El Paraíso is its green middle. The urbanisation around the course was planned in the seventies with wide streets, large plots and mature planting, which is why it still feels calm when the coast road below is busy.

Cancelada is the village next door with the everyday shops, a weekly market and restaurants that stay open in winter. Estepona old town is fifteen minutes west for the Sunday market and the fish restaurants; San Pedro de Alcántara and Puerto Banús are fifteen minutes east for the hospital, the high street and the marina. The international schools of the western coast are all within a quarter of an hour.

One thing this neighbourhood has that the newer ones do not is a working rhythm of its own. There is a tennis club, a riding school in the valley, several restaurants that have been in the same hands for decades, and a bus that runs along the coast road. It is a place where people live all year rather than six weeks, and that shows in winter when the lights are on and the restaurants are open.

The beaches below — Cancelada, Guadalmina, Costalita — are wide and open outside August, with chiringuitos rather than hotel rows behind them. Málaga airport is about 65 kilometres east, Gibraltar roughly 55 kilometres west, and the A-7 slip road is a couple of minutes from the club gates.

What the properties for sale at El Paraíso Golf cost

The homes for sale near El Paraíso Golf are priced into Estepona while sitting fifteen minutes from Marbella. On our own survey of 14 October 2026 the New Build median was 5,118 euros per square metre in Estepona, across 153 projects and 1,069 units, 6,709 in Benahavís and 7,960 in Marbella. On a budget of 800,000 euros that difference is about 55 square metres — a whole extra room, or a much larger terrace. That is the quiet argument for the properties for sale at El Paraíso Golf: Marbella's golf and Marbella's drive times, at the price level of the municipality next door.

In El Paraíso itself the public price index recorded 4,973 euros per square metre for existing homes in September 2026, 4.7% above the same month a year earlier and 60.9% above the level of five years ago. In neighbouring Benamara and Atalaya it stood at 4,322 euros, 9.8% up in a year. Those are past figures for resale homes in the neighbourhood and say nothing about any single development, but they show a market that has risen steadily over five years.

Letting to holiday guests works well on this stretch because golfers fill the spring and autumn. Our own analysis of all whole homes let to holiday guests in the municipality of Estepona, over the 36 months to August 2026, measured 175 euros a night typically and 238 euros in the upper quarter, with occupancy between 42% and 67% over the year. Across a full year that works out at 28,333 to 47,288 euros of revenue for a home let all year round. Those are measured figures for comparable homes in the neighbourhood, not a promise for a particular property, and how they fit into a wider plan is set out in my guide to investing in Spanish property.

See the properties for sale at El Paraíso Golf on one morning

Eighteen holes, lunch on the clubhouse terrace, then three terraces of your own. Because three courses meet here, we can walk homes beside all of them in the same morning, which is the quickest way to find out which view you actually want to wake up to. You can buy off-plan and choose the floor and the finishes, or buy a home that is ready to move into; both are for sale beside the course today.

Two or three days give you a fair picture, and I would spend one of them on the neighbouring courses as well. El Campanario and Atalaya are a few hundred metres away and cost quite different money; seeing all three in the same visit is the only honest way to decide whether the Gary Player name is worth the difference to you.

Bring your questions about community fees, handover dates and what the terraces face, and tell me whether the mountain or the sea matters more to you. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol.
