A wide championship fairway running up a green valley, the Sierra Bermeja closing the view inland and the sea behind your back at the turn. Valle Romano opened in 2010 and was laid out by Cabell B. Robinson, the architect who also drew Finca Cortesín fifteen minutes west. If you want to buy here, this page starts with the properties for sale at Valle Romano Golf: eight new developments within a kilometre, from about 404,000 euros, each with the measured metres to the course.

I live in Estepona and have accompanied buyers along this coast since 2019. This address makes an argument that is hard to beat on paper: the same designer as the Solheim Cup course, a tournament record of its own, and homes from just over 300,000 euros. The properties for sale at Valle Romano Golf are the most affordable golf addresses in the municipality.

The properties for sale at Valle Romano Golf, by the metre

Our own measurement of 15 October 2026 counts eight new developments within one kilometre of the course, four of them within 300 metres. The apartments for sale at Valle Romano Golf start at about 307,000 euros, and the villas for sale at Valle Romano Golf reach 1.59 million.

The distances below come from the course outline, not from a brochure. Where one of the new developments at Valle Romano Golf stands on the fairway itself, the metres say so; everything else is measured to the nearest edge of the course.

Eight schemes stand within a kilometre of these fairways, so the properties for sale at Valle Romano Golf give a genuine choice of format and price without changing neighbourhood.

New developments at Valle Romano Golf

An entry price of 307,000 euros for a new home at a championship course is the lowest in our whole area, and it comes with a caveat worth saying out loud: at that level you are buying a compact apartment in a large scheme, not a terrace over the eighteenth. The homes at the upper end here, between a million and 1.59, are detached villas on their own plots. Both exist within a few hundred metres of each other, which is unusual and makes the comparison easy.

The difference between the cheapest and the dearest home here is a factor of five, and that is unusual enough to be useful. It means a couple buying a two-bedroom apartment as a winter base and a family buying a villa with a pool end up as neighbours, sharing the same course, the same supermarket and the same school run. Neighbourhoods built that way age better than ones where every home cost the same, because they keep their mix when the first owners move on.

The second thing to check is the phase. Several of these projects are being built in stages, so the pool and the gardens may be finished while the next block is still rising next door. I ask for the construction schedule of the whole scheme rather than of your own unit, because that is what decides how the first two years feel.

Beyond the one-kilometre circle another nine projects stand within 1.5 kilometres, and the wider choice is listed under new developments in Estepona.

Valle Romano Golf comes from the architect of Finca Cortesín

Cabell B. Robinson designed both courses, and the family resemblance is obvious from the first tee. Generous fairways, big shapes in the ground, bunkers that are visible rather than hidden: the style belongs to a designer who worked on championship venues across Europe before settling into this coast.

The course opened in 2010 and plays to par 72 over 6,213 metres, with a slope rating of 131 — real championship length, built to USGA specifications with certified Tifsport grass and a modern irrigation system. That technical detail matters on this coast: it is why the course stays green in August and playable after a December downpour.

Robinson's courses are known for one quality above all: they are playable for everybody and still interesting for a scratch player, because the difficulty sits in the angles rather than in punishing rough. On a home course that is worth more than any single spectacular hole, since you will play it two hundred times rather than once. It is also the reason the properties for sale at Valle Romano Golf appeal to couples where one plays off eight and the other off thirty.

The tournament record is worth knowing because it tells you what the course can take. Two European Challenge Tour events and a Qualifying School stage mean the layout has been set up for professionals and survived it, which is a different proposition from a resort course that has never been tested.

How Valle Romano Golf fits into the week

The valley is a few minutes inland, which is exactly far enough. You get the quiet and the green of the hinterland with the coast road, the beaches and the old town of Estepona all within ten minutes.

  • Championship length: 6,213 metres and a slope of 131 — a course that stays interesting for years.
  • The valley: green hills on both sides, the Sierra Bermeja behind, very little traffic.
  • The beach: Costa Natura and Arroyo Vaquero, about two kilometres down the valley.
  • Estepona old town: ten minutes east, with the flowerpot streets and the Sunday market.
  • Playing year: golf in every month, and the valley catches less wind than the coast.

If you want to compare it with the other courses on this coast before you choose a home, the new developments on the golf courses between Sotogrande and Marbella are collected on their own page, each with the distance to its nearest course.

Two more courses within two kilometres of Valle Romano Golf

West Estepona is the densest golf corner of the municipality. We measured boundary to boundary from the outlines of every course on this coast, so these are real distances across the ground and not driving times.

  • Azata Golf, about 416 m: the young public course next door, pay and play for 50 to 65 euros.
  • Estepona Golf, about 1.8 km: the established course above Arroyo Vaquero with sea views from the back nine.
  • Finca Cortesín, fifteen minutes west: the Solheim Cup course by the same architect.
  • Doña Julia and La Duquesa, twenty minutes west: two more eighteens towards Manilva.

Three courses within two kilometres and six within twenty minutes, at the lowest price level of any golf corner between Sotogrande and Marbella: that is the case for this valley in one sentence.

Living beside Valle Romano Golf: the valley, the beach and Estepona

This is the quiet western side of Estepona, where the town gives way to hills and golf. The valley behind the coast road was developed late and still has room between the buildings, which is why the courses here feel like countryside rather than resort.

What the valley does not have is a promenade, a marina or a row of beach bars at the end of the street, and for some buyers that settles it. The trade is deliberate: you give up the five-minute walk to the sand and you get a garden, a view of the hills and a price that leaves room for the car you need anyway. Those who want the sea at the door are better served on the Estepona seafront, and I say so before we start driving.

The beaches of Costa Natura and Arroyo Vaquero are about two kilometres down the valley, long and open with chiringuitos rather than promenades. Estepona old town is ten minutes east: the painted flowerpot streets, the Sunday market, the food hall and the fish restaurants on the port. Westwards, Casares Costa and the Doña Julia valley follow within fifteen minutes, and Sotogrande within half an hour.

Daily life is close: supermarkets and the hospital in Estepona, the A-7 and the toll motorway a few minutes away, Gibraltar airport about 45 kilometres west and Málaga about 85 east. The homes for sale near Valle Romano Golf are among the few on this coast where a buyer can have a golf address, a short drive to the beach and change from 400,000 euros.

What the properties for sale at Valle Romano Golf cost

Estepona is the largest and the most affordable new-build market between Sotogrande and Marbella, and this valley is its lower end. On our own survey of 14 October 2026 the New Build median stood at 5,118 euros per square metre in Estepona, across 153 projects and 1,069 units, against 6,455 in Casares and 7,960 in Marbella.

In Costa Natura, the neighbourhood that holds these projects, the public price index recorded 4,220 euros per square metre for existing homes in September 2026, 6.1% above the same month a year earlier and 74% above the level of five years ago. Those are past figures for resale homes in the neighbourhood and say nothing about any single development, but they show a stretch that has moved steadily since the courses here opened.

Letting to holiday guests works well because golfers come in the months the beach does not. Our own analysis of all whole homes let to holiday guests in the municipality of Estepona, over the 36 months to August 2026, measured 175 euros a night typically and 238 euros in the upper quarter, with occupancy between 42% and 67% over the year. Across a full year that works out at 28,333 to 47,288 euros of revenue for a home let all year round — set against entry prices here that start at 307,000. Those are measured figures for comparable homes in the neighbourhood, not a promise for a particular apartment, and how they fit into a wider plan is set out in my guide to investing in Spanish property.

Eighteen holes in the valley, then three terraces. The projects here are minutes apart and cover the widest price range of any course in our area, so a single morning gives you a very clear sense of what your budget actually buys. You can buy off-plan and choose the floor and the finishes, or buy a home that is ready to move into; both are for sale beside the course today.

One more comparison belongs in the same visit. Finca Cortesin is fifteen minutes west and was drawn by the same architect; walking both courses in two days tells you exactly what the extra money buys there, and whether you want it. Most buyers who make that trip come back and buy here — which is the honest reason this page exists.

Bring your questions about community fees, construction phases and handover dates, and tell me whether you want the apartment with the short walk or the villa with the garden. Two or three days are enough to settle it, and the drive between the courses is part of the answer rather than a detour. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol.
