Nine holes on the slopes of Benahavís, a round in under two hours, and a green fee of 33 euros in a neighbourhood where the courses on either side charge several times as much. El Higueral opened in 2007 between San Pedro and the golf valley, and it is the course people here actually play on a Tuesday. If you want to buy nearby, this page starts with the properties for sale at El Higueral Golf: two new developments within a kilometre, from about 499,000 euros, each with the measured metres to the course.

I live in Estepona and have accompanied buyers along this coast since 2019. This hillside is one of the best-connected golf addresses in Spain — nine courses inside three kilometres — and the properties for sale at El Higueral Golf cover everything from an apartment at 473,000 euros to a villa at eight and a half million, which is the widest range of any address in this series.

The properties for sale at El Higueral Golf, by the metre

Our own measurement of 15 October 2026 counts one new development 358 metres from the course, two within a kilometre and five within 1.5 kilometres. The apartments for sale at El Higueral Golf start at about 473,000 euros, and the villas for sale at El Higueral Golf in the surrounding hills reach 8.49 million.

The distances below are measured to the edge of this course rather than to whichever one is nearest, so the figures tell you how far the nine holes are. Where one of the new developments at El Higueral Golf sits closest to the fairways, the metres say so.

New developments near El Higueral Golf

The spread here is the widest of any course in our area, because the hillside runs from the apartment communities near the coast road up to the large villa plots of Benahavís. The properties for sale at El Higueral Golf therefore ask two decisions rather than one: how high up you want to live, and whether you want a community with shared facilities or a plot of your own with the upkeep that comes with it.

Community fees deserve a sentence of their own on this hillside, because the schemes differ widely. A gated community with a heated pool, a gym, a spa and a concierge can cost three or four times as much per month as a smaller building with a pool and a gardener. Neither is better value in the abstract; it depends on how many months you are here and which of those facilities you would use. I put the figures side by side before anyone compares purchase prices.

The other thing to check is what is planned above you. This hillside is still being developed in places, so a view that is open today may have a roof in it in three years. I look up the planning status of the parcels above a project before anyone reserves — on a slope, that is the single most valuable question.

The wider choice is listed under new developments in Benahavís and new developments in Marbella.

El Higueral Golf is nine holes for the price of a lunch

Rod Bastard laid out the course on the natural slopes of the hillside and it opened in November 2007: nine holes, par 36, two par 3s, two par 5s and five par 4s. It measures 2,682 metres from the men's tees and 2,201 from the women's, with plans for an extension to eighteen.

The published rates are the headline: 33 euros for nine holes, 25 for a twilight round and 45 for the whole day, with no membership required to book. In a golf belt where a single round at a neighbouring course can cost four or five times that, this is the course that makes golf a weekly habit rather than a monthly outing — and for a resident, that is worth more than a championship card.

The nine-hole format has a second advantage that only shows up after a year: it fits around a life. An eighteen-hole round plus lunch takes most of a day, and in practice that means three or four times a month at best. Nine holes fit before a meeting, after a school run or between two rain showers in January. The properties for sale at El Higueral Golf appeal to people who have worked that out.

A short course on sloping ground is also the most useful practice a golfer can get. Uneven lies, short irons into raised greens and a walk that takes ninety minutes: it is where handicaps actually come down, which is why players who belong to the big clubs nearby still turn up here mid-week with a half set over the shoulder.

How El Higueral Golf fits into the week

The hillside between San Pedro and the golf valley is one of the best-connected corners of the coast. Nine courses within three kilometres, the beach ten minutes below, Puerto Banús fifteen minutes east.

  • Ninety minutes: a full nine holes before lunch, or after work in summer.
  • Thirty-three euros: the cheapest regular golf in the most expensive golf belt of the coast.
  • Nine neighbours: La Quinta, Atalaya, Guadalmina, Los Naranjos and five more within three kilometres.
  • The beach: about ten minutes down to Guadalmina and San Pedro.
  • Playing year: golf in every month; the hillside is a little cooler than the coast in August.

If you want to compare it with the other courses on this coast before you choose a home, the new developments on the golf courses between Sotogrande and Marbella are collected on their own page, each with the distance to its nearest course.

Nine more courses within three kilometres of El Higueral Golf

No address in our area has more golf within walking and driving distance. We measured boundary to boundary from the outlines of every course on this coast, so these are real distances across the ground and not driving times.

  • La Quinta, about 1.2 km: 27 holes and the academy of a Ryder Cup winner.
  • Atalaya, about 1.5 km: two full courses, one of them from 1968.
  • Guadalmina, about 1.7 km: the 1959 Javier Arana course that runs to the beach.
  • Los Naranjos 2.4 km, Alferini 2.8 km, El Paraíso 2.8 km, Magna 2.9 km, El Campanario 2.9 km and La Zagaleta 2.9 km.

Ten courses inside a three-kilometre circle, from a nine-hole round at 33 euros to a championship layout at ten times the price: for a golfer, that range at one address is unmatched on this coast.

Living beside El Higueral Golf: Benahavís, San Pedro and the coast

This is the hinge between three worlds: the golf valley to the east, the New Golden Mile to the west and the mountains of Benahavís behind. Everything is close, and the hillside keeps the noise of the coast road at a distance.

The position is the quiet advantage of this address. From here the drive east to the golf valley and the drive west to the New Golden Mile take about the same time, which means you are never choosing one side of the coast over the other. Buyers who have owned further east or further west usually name that flexibility as the reason they moved here.

San Pedro de Alcántara is ten minutes down the hill, with the high street, the hospital, the Saturday market and the boulevard built over the old motorway. Puerto Banús follows five minutes later, Marbella old town twenty-five. Benahavís village, with its restaurants, its river gorge and the summer swimming holes, is fifteen minutes up the valley, and the international schools of the western coast are all within a quarter of an hour.

Málaga airport is about 65 kilometres east, Gibraltar roughly 65 west. The homes for sale near El Higueral Golf appeal to buyers who want the golf belt without the valley prices — and who intend to play more than four times a year.

What the properties for sale at El Higueral Golf cost

Benahavís is the second most expensive municipality in our area, and this hillside sits in its middle band. On our own survey of 14 October 2026 the New Build median stood at 6,709 euros per square metre in Benahavís, across 82 projects and 278 units, against 7,960 in Marbella and 5,118 in Estepona.

In Los Arqueros and Puerto del Almendro, the neighbourhood around the course, the public price index recorded 4,819 euros per square metre for existing homes in September 2026, 4.5% above the same month a year earlier and 69.9% above the level of five years ago; in neighbouring El Paraíso it stood at 4,973 euros. Those are past figures for resale homes and say nothing about any single development, but they show a hillside that has risen steadily rather than in jumps.

Holiday letting in Benahavís is a small market with high nightly rates. Our own analysis of all whole homes let to holiday guests in the municipality, over the 36 months to August 2026, measured 211 euros a night typically and 305 euros in the upper quarter, with occupancy between 35% and 59% over the year, from 468 active holiday homes. Across a full year that works out at 31,871 to 57,263 euros of revenue for a home let all year round. Those are measured figures for comparable homes in the neighbourhood, not a promise for a particular property, and how they fit into a wider plan is set out in my guide to investing in Spanish property.

Nine holes before lunch, then three terraces at three heights. This hillside is best understood on foot and by car in the same morning: the course at the bottom, the apartment schemes in the middle, the villas above, and the drive down to San Pedro at the end to see how long it really takes. You can buy off-plan and choose the floor and the finishes, or buy a home that is ready to move into; both are for sale beside the course today.

Two days are enough. One morning for the nine holes and the homes, one for the neighbours: play La Quinta or Atalaya at full price and see whether the difference in the card is worth the difference in the green fee to you. For many buyers the honest answer is that they will play the cheap nine holes four times for every championship round, and that changes which address makes sense.

Bring your questions about community fees, handover dates and what is planned on the slope above, and tell me how often you intend to play, honestly rather than hopefully. At 33 euros a round, that answer changes which address makes sense. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol.
