Twenty New Developments in One Kilometre: Properties for Sale at Estepona Golf

Wide fairways running down a valley towards the sea, the Sierra Bermeja standing behind the clubhouse, and more cranes on the surrounding hillsides than at any other course on this coast. Estepona Golf opened in 1989 in Arroyo Vaquero, in the west of the municipality, and the neighbourhood around it has become the busiest new-build corner between Sotogrande and Marbella. If you want to buy here, this page starts with the properties for sale at Estepona Golf: twenty new developments within a kilometre, from about 320,000 euros, each with the measured metres to the course.
I live in Estepona and have accompanied buyers along this coast since 2019. No other course in our area has twenty new developments inside a kilometre, and none has a wider price range: the properties for sale at Estepona Golf begin at about 320,000 euros and run to a million and a half.
The properties for sale at Estepona Golf, by the metre
Our own measurement of 15 October 2026 counts 20 new developments within one kilometre of the course boundary, eight of them within 300 metres and one standing four metres from the edge. No other course in our area comes close. The apartments for sale at Estepona Golf start at about 320,000 euros, semi-detached houses follow from around 834,000, and the villas for sale at Estepona Golf run from 1.4 to 1.5 million.
The distances below come from the course outline, not from a brochure. Where one of the new developments at Estepona Golf stands on the fairway itself, the metres say so; everything else is measured to the nearest edge of the course.
Twenty schemes in one valley means the properties for sale at Estepona Golf cover every format there is: apartments with a shared pool, townhouses with a small garden, villas on their own plot — all within a few hundred metres of the same fairways.
New developments at Estepona Golf

With twenty schemes in a kilometre, the first job is narrowing. Three questions do most of it: apartment or house, this side of the course or the hillside above it, and ready to move into or two years away. After those, usually four or five projects remain, and they can be walked in a morning because they are neighbours on the same hillside.
Density also sets the price. Twenty schemes competing for the same buyer is the reason a new apartment here starts at 320,000 euros while the same thing costs 450,000 at the next course west and 700,000 on the New Golden Mile. It is a genuine advantage for a buyer and worth understanding rather than suspecting: the land was cheaper, the plots are larger, and several developers are selling at once.
The second thing to look at is the stage of the neighbourhood. Some streets here are finished, with gardens grown in and the pools in use; others are still building, which means a lower price today and a few noisy months later. Neither is better, but they are very different to live in, and the brochures do not distinguish between them. I say which is which on site.
Beyond the one-kilometre circle another seventeen projects stand within 1.5 kilometres. The full list of what is for sale in the municipality is on new developments in Estepona, and the golf-specific selection is collected on Estepona Golf properties.
Estepona Golf is the affordable eighteen of the western coast
Designed by José Luis López and opened in 1989, the course plays to par 72 over 6,001 metres from the back tees. It was laid out along the natural contours of the valley rather than cut into them, which gives it wide fairways, large greens and a rhythm that suits players of every standard.
The sea is in view from much of the round, the Sierra Bermeja closes the picture inland, and green fees start at about 48 euros — a figure worth holding against the 460 euros of the championship course four kilometres west. For a resident who plays twice a week, that difference is the entire argument for this address.

The course has aged into its valley the way the older layouts on this coast have. Nearly forty years of growth means the trees along the holes are real trees now, the ground has settled into its shapes, and the whole thing looks less like a construction project and more like landscape. That matters when you are choosing between the properties for sale at Estepona Golf and a brand-new address somewhere else: here the surroundings are finished.
Wide fairways and big greens also mean something for the homes around them: the corridors between the holes are generous, so terraces look over grass rather than into a neighbour's garden. On a hillside this densely built, that spacing is what keeps the neighbourhood pleasant.
How Estepona Golf fits into the week
A course you can play on a whim is a different thing from one you plan around. At these green fees, with the first tee a few minutes from the front door, golf stops being an outing and becomes part of the week.
- Green fees from 48 euros: three rounds here cost less than one at the championship course down the road.
- Wide fairways: forgiving off the tee, which keeps a four-ball moving and a beginner smiling.
- Large greens: the approach decides the hole, and the putting is where the strokes go.
- Sea views: visible from much of the round, with the Sierra Bermeja behind.
- Playing year: golf in every month, and the valley is a degree or two cooler than the beach in August.
If you want to compare it with the other courses on this coast before you choose a home, the new developments on the golf courses between Sotogrande and Marbella are collected on their own page, each with the distance to its nearest course.
Five eighteens within three kilometres of Estepona Golf
This is the second densest golf corner on the coast, and the cheapest. We measured boundary to boundary from the outlines of every course on this coast, so these are real distances across the ground and not driving times.
- Finca Cortesín, about 1.2 km: the Solheim Cup course of 2023, for the round you book in advance.
- Azata Golf, about 1.2 km: the young public course, pay and play from 50 euros.
- Valle Romano, about 1.9 km: championship length by the architect of Finca Cortesín.
- Doña Julia, about 2.9 km: big greens and a view to the African coast.
Five full-length courses within three kilometres, with green fees between 48 and 95 euros for four of them: for a golfer who plays several times a week, west Estepona delivers more golf per euro than anywhere else between Sotogrande and Marbella.
Living beside Estepona Golf: Arroyo Vaquero, the beach and the old town
West Estepona is the quiet half of the municipality: hills, golf, and long beaches with very little behind them. The course sits a kilometre and a half above the sand, close enough that the sea is in view and far enough that the nights are silent.
The valley has one more quality that only shows up after a few visits: it is genuinely quiet. There is no coast road running through it, no strip of bars, no promenade. What you hear from a terrace here in February is the wind in the pines and somebody practising chip shots two streets away. Buyers who have owned closer to Puerto Banús usually mention it within the first ten minutes.
Bahía Dorada and Arroyo Vaquero are the beaches below, broad and open with chiringuitos rather than promenades. Estepona old town is about ten minutes east — the painted flowerpot streets, the Sunday market, the food hall and the fish restaurants on the port. Westwards, Casares Costa follows in ten minutes and Sotogrande in twenty-five, with the white village of Casares on its rock above the coast for the Sunday drive.
Daily life is a short drive: supermarkets and the hospital in Estepona, the A-7 a couple of minutes away, Gibraltar airport about 45 kilometres west and Málaga 90 east. This is the part of the coast where a buyer can still have a golf address, a sea view and change from 400,000 euros.
What the properties for sale at Estepona Golf cost
This is the lowest entry level of any golf address in the municipality, and the range above it is unusually wide. On our own survey of 14 October 2026 the New Build median stood at 5,118 euros per square metre in Estepona, across 153 projects and 1,069 units, against 6,455 in Casares and 7,960 in Marbella. The homes for sale near Estepona Golf sit at the lower end of that Estepona figure, because the apartments here are compact and the competition between schemes is real.
In Playa Bahía Dorada, the neighbourhood that holds most of these projects, the public price index recorded 4,052 euros per square metre for existing homes in September 2026, 1.3% above the same month a year earlier and 102.7% above the level of five years ago. Those are past figures for resale homes in the neighbourhood and say nothing about any single development, but a doubling over five years shows what the golf corner has done since the building started.
Letting to holiday guests works well here because golfers fill the months the beach does not. Our own analysis of all whole homes let to holiday guests in the municipality of Estepona, over the 36 months to August 2026, measured 175 euros a night typically and 238 euros in the upper quarter, with occupancy between 42% and 67% over the year and 57% to 81% in summer. Across a full year that works out at 28,333 to 47,288 euros of revenue for a home let all year round — set against entry prices here that start at 320,000. Those are measured figures for comparable homes in the neighbourhood, not a promise for a particular apartment, and how they fit into a wider plan is set out in my guide to investing in Spanish property.

Eighteen holes for 48 euros, then four terraces. With twenty schemes in a kilometre, this is the one address in our area where a single morning can genuinely settle a decision: the projects are neighbours, the price range covers almost everything, and the differences are visible from the street. You can buy off-plan and choose the floor and the finishes, or buy a home that is ready to move into; both are for sale beside the course today.
Bring your questions about community fees, handover dates and which streets are still building, and tell me what you want to see from the terrace — the fairway, the sea, or both. Two days are enough to decide, and the second one is best spent playing the neighbouring courses so you know what the address really gives you. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol.
