A course that climbs through the hills of Benahavís, with lakes in the valleys between the holes and a view that runs from the mountains down to the sea. Marbella Club Golf Resort opened in 1999, twenty minutes above the coast, and it is one of the quietest championship layouts in our area — because not everybody can play it. If you want to buy nearby, this page starts with the properties for sale at Marbella Club Golf Resort: one new development within a kilometre, from about 499,000 euros, each with the measured metres to the course.

I live in Estepona and have accompanied buyers along this coast since 2019. The hills behind the coast are where buyers end up when they want space, air and privacy without leaving the golf behind. The properties for sale at Marbella Club Golf Resort and its surroundings cover everything from an apartment at 840,000 euros to a villa at eight and a half million.

The properties for sale at Marbella Club Golf Resort, by the metre

Our own measurement of 15 October 2026 counts one new development within a kilometre of the course and nine within two and a half kilometres. The apartments for sale at Marbella Club Golf Resort begin at about 840,000 euros, and the villas for sale at Marbella Club Golf Resort and the surrounding hills run from 2.7 million to nearly eight and a half.

The distances below are measured to the edge of this course, so two kilometres means a four-minute drive on hill roads rather than a walk. Where one of the new developments at Marbella Club Golf Resort sits closest to the fairways, the metres say so.

Two kinds of home exist up here, and they attract different buyers. The apartment schemes sit in gated communities with pools, gyms and a concierge, and they can be closed for three months without a thought. The villas are on plots of a thousand square metres and more, with their own pools and gardens and the staff that comes with them. The gap in price between them is wide, and so is the gap in what a year of ownership costs.

Orientation decides more than the view up here. A terrace facing south-west keeps the sun until it drops behind the Sierra Bermeja and stays usable from February; one facing north-east is cool in August and dark by four in December. On the coast that difference is a preference, in the hills it changes how many months of the year the terrace is the room you live in. I check it with a compass on every viewing, because the plans rarely show it.

The other question up here is the road. Hill addresses are measured in minutes rather than metres, and the difference between a four-minute drive and a twelve-minute one changes how often you actually go down for dinner. I time them on viewing days so the number in your head is the real one.

Plot size is the third question, and in the hills it is the one that decides the yearly cost. A thousand square metres of garden on a slope means terracing, irrigation and a gardener every week; a smaller plot with the same view costs a fraction of that to keep. Buyers who have owned in northern Europe routinely underestimate it, so I ask for the current maintenance figures from the seller before anyone signs.

The wider choice is listed under new developments in Benahavís and new developments in Estepona.

Marbella Club Golf Resort is kept for residents and guests

The course is open to residents of the area, to guests of the two hotels it belongs to, and to a limited number of visitors. In a region where the April tee sheets fill weeks ahead, that rule is worth money: the fairways here are quiet when the coast is busy, and a home nearby comes with a standing of access that a visitor cannot buy.

Dave Thomas drew the layout in 1999 — the same architect as the Old Course at San Roque — as a par 71 over 6,948 yards. The hills do the rest: real elevation changes between holes, lakes in the hollows, pines and cork oaks along the edges, and views that reach the Mediterranean from the upper tees.

Length is the other thing to know before you book a round. At 6,948 yards from the back this is one of the longer cards in our area, and the elevation makes the numbers deceptive in both directions: some holes play two clubs shorter than the yardage, others two longer. Members take a buggy and a rangefinder, and the properties for sale at Marbella Club Golf Resort tend to attract players who enjoy exactly that kind of puzzle.

Altitude is the quality nobody puts in a brochure. Up here the summer nights cool down properly, the air moves, and in August the difference to the beach is several degrees. In exchange you drive to the sand, which is the trade every hillside address on this coast asks for.

How Marbella Club Golf Resort fits into the week

The hills of Benahavís are twenty minutes from the coast and a world away from it. Cork oak woods, river valleys, a white village at the top and some of the largest plots on the Costa del Sol.

  • Quiet golf: the access rule keeps the course open when the coastal tee sheets are full.
  • Benahavís village: fifteen minutes up the valley, with more restaurants per inhabitant than anywhere in the province.
  • The beach: about fifteen minutes down to the New Golden Mile.
  • Puerto Banús: twenty-five minutes east for the marina and the evening.
  • Playing year: golf in every month, and noticeably cooler up here in high summer.

If you want to compare it with the other courses on this coast before you choose a home, the new developments on the golf courses between Sotogrande and Marbella are collected on their own page, each with the distance to its nearest course.

Four more courses within three kilometres of Marbella Club Golf Resort

The hillside sits above the golf belt of the New Golden Mile. We measured boundary to boundary from the outlines of every course on this coast, so these are real distances across the ground and not driving times.

  • Alferini Golf, about 1.9 km, and Tramores Golf, about 2.5 km: two of the three courses on the Flamingos estate.
  • Flamingos Golf, about 2.1 km: the third of them, down the hill towards the coast.
  • La Resina Golf, about 2.8 km: the nine-hole garden course in Selwo.
  • El Paraíso and Atalaya, fifteen minutes down: the classics of the New Golden Mile.

Five courses within three kilometres and a dozen within twenty minutes, from a hillside that feels like countryside: that combination is the reason buyers look up here rather than along the coast.

Living beside Marbella Club Golf Resort: Benahavís and the valley

Benahavís is the mountain municipality between Marbella and Estepona, and the hills above the coast are its quietest part. River gorges, cork oak woods, a white village at the top with a reputation for its restaurants, and plots large enough that neighbours are a courtesy rather than a fact.

The mountain road to the village is worth driving once before you decide anything. It follows the river through a gorge, past the swimming holes that fill with families in July, and it ends in a square where half the restaurants have been in the same hands for thirty years. That drive is the argument for Benahavis in one journey, and it explains why people who buy up here stop caring about the ten minutes to the beach.

The village is fifteen minutes up the valley. Down the hill, the New Golden Mile has the supermarkets, the beach clubs and the international schools; San Pedro de Alcántara with its hospital and high street is twenty minutes east, Estepona twenty minutes west. Puerto Banús is twenty-five minutes for an evening out.

Málaga airport is about 70 kilometres east and Gibraltar about 60 west. The homes for sale near Marbella Club Golf Resort are bought by people who want the hills and accept the drive — and in my experience they rarely move back down.

What the properties for sale at Marbella Club Golf Resort cost

Benahavís is the second most expensive municipality in our area, and the hills are the reason. On our own survey of 14 October 2026 the New Build median stood at 6,709 euros per square metre in Benahavís, across 82 projects and 278 units, against 7,960 in Marbella and 5,118 in Estepona.

In Montemayor and Marbella Club, the neighbourhood around the course, the public price index recorded 4,995 euros per square metre for existing homes in June 2026, 5% above the same month a year earlier and 29% above the level of five years ago. Those are past figures for resale homes and say nothing about any single development; the more modest five-year rise than elsewhere reflects a small, high-value market where few homes change hands.

Holiday letting in the hills is a small market with high nightly rates. Our own analysis of all whole homes let to holiday guests in the municipality of Benahavís, over the 36 months to August 2026, measured 211 euros a night typically and 305 euros in the upper quarter, with occupancy between 35% and 59% over the year, from 468 active holiday homes. Across a full year that works out at 31,871 to 57,263 euros of revenue for a home let all year round. Those are measured figures for comparable homes in the neighbourhood, not a promise for a particular property, and how they fit into a wider plan is set out in my guide to investing in Spanish property.

Play the course, then drive the hillside. Up here the viewing is as much about the roads and the altitude as about the homes: how long to the beach, how cool the terrace is at midday, how private the plot really is. You can buy off-plan and choose the floor and the finishes, or buy a home that is ready to move into; both are for sale in these hills today.

A full day is better than a morning. The course takes four hours with a buggy, the hillside needs an hour of driving to understand, and the drive down to the coast and back is the last piece of information you need. By the evening most buyers know whether they are hill people or coast people, and that answer saves weeks of looking at the wrong homes.

Bring your questions about community fees, handover dates and the access rules at the club, and tell me whether you want a lock-up-and-leave apartment or a garden — that one answer splits the properties for sale at Marbella Club Golf Resort into two very different shortlists. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol.
