Eighteen Holes Before Lunch: Properties for Sale at Tramores Golf

Three hours for eighteen holes changes what golf is for. Instead of half a day, a round at Tramores is a morning that still leaves you lunch, the beach and the afternoon — which is exactly why so much has been built around it. If you want to buy beside the course, this page starts with the properties for sale at Tramores Golf: four new developments within a kilometre, from about 504,400 euros, each with the measured metres to the course.
I live in Estepona and have accompanied buyers along this coast since 2019. This hillside above the New Golden Mile has more new building than any other golf corner we cover, and the short course in the middle of it is the reason many owners play four times a week rather than once. The properties for sale at Tramores Golf run from a half-million maisonette to a villa at just under three million.
The properties for sale at Tramores Golf, by the metre
Our own measurement of 15 October 2026 counts four new developments within a kilometre of the course and fourteen within 1.5 kilometres. The apartments for sale at Tramores Golf start at about 504,000 euros, and the villas for sale at Tramores Golf reach 2.98 million on the slope above.
The distances below are measured to the edge of this course rather than to whichever one is nearest, which matters on an estate with three layouts: a home 900 metres from Tramores may be 300 from Flamingos. Where one of the new developments at Tramores Golf sits closest, the metres say so.

Six projects in one valley means six answers to the same question, and the spread is wider than the map suggests. At one end there are maisonettes and penthouses in schemes of eighty units with a large shared garden; at the other, eleven semi-detached houses or fifteen villas on their own plots. The price runs from 504,000 to 2.98 million euros for homes whose front doors are within four hundred metres of each other. What separates them is plot, privacy and the number of neighbours, not the golf.
The municipal boundary runs through this hillside, and it is worth understanding before you compare prices. The higher projects belong to Benahavís, several of the lower ones to Estepona, and the two have New Build medians about 1,600 euros per square metre apart. Daily life is identical — same courses, same beaches, same school run — so the question is simply which price level and which town hall you prefer, and the properties for sale at Tramores Golf exist on both sides of the line.
Phasing is the third question. Several schemes here are built in stages over four or five years, so the gardens and the pool of phase one are finished while phase three is still rising. That is normal on a slope with this much land and is neither good nor bad in itself, but it decides whether your first two summers are spent beside a swimming pool or beside a crane, and the brochures show the same photograph in both cases.
The wider choice is listed under new developments in Benahavís and new developments in Estepona.
Tramores Golf is the only executive course on the coast
Eighteen holes, par 63, 3,468 metres, opened in 2009 — the only executive course on the Costa del Sol. An executive layout is a full eighteen made up mostly of par 3s and short par 4s, and the whole point of it is the clock.
The round takes about three hours. That sounds like a detail until you own a home here, and then it becomes the difference between golf as an outing you plan and golf as something you simply do before lunch. Nobody books a four-and-a-half-hour round on a Tuesday morning for the fourth time in a week. Plenty of people play three hours.

Short does not mean easy, and anyone who has played it will tell you so. When the driver stays in the bag, the scorecard is decided by wedges and by putting, and this hillside gives almost every green a slope that has to be read. Good players use it to sharpen the part of their game that actually costs them shots; beginners use it to learn without a four-ball breathing down their neck. Both are equally welcome, which is rarer on this coast than it should be.
It is also the third course of the estate, and that is the other half of the attraction. A long championship card one day, a scenic eighteen the next, and three quick hours when time is short — all behind one gate and all maintained to the same standard. For a household where one person plays every day and the other plays occasionally, that combination is worth more than any single great course, and it is why the homes for sale near Tramores Golf sell to golfing couples rather than to golfing singles.
How Tramores Golf fits into the week
The estate sits above the coast road, high enough for air and views, low enough that the beach is a ten-minute drive. It is the middle of the New Golden Mile in every sense.
- Three courses, one gate: 54 holes without taking the car out.
- Three hours: an eighteen that fits into a working morning.
- The beach: about three kilometres down, at Cancelada and Benamara.
- Two towns: Estepona fifteen minutes west, Puerto Banús fifteen east.
- Playing year: golf in every month, with the hillside a degree or two cooler than the coast.
If you want to compare this course with the others on the coast before you choose a home, the new developments on the golf courses between Sotogrande and Marbella are collected on their own page, each with the distance to its nearest course.
Eight more courses within three kilometres of Tramores Golf
Nine eighteens inside a three-kilometre circle, three of them on this estate. We measured boundary to boundary from the outlines of every course on this coast, so these are real distances across the ground rather than driving times.
- Flamingos Golf and Alferini Golf: the two other courses on the same estate, one scenic, one the longest card in our area.
- El Paraíso, about 1.1 km from our nearest project: the Gary Player course of 1973.
- La Resina about 2.1 km: the nine-hole garden course, with a par-3 layout nearby.
- El Campanario 2.4 km, Atalaya 2.5 km and Marbella Club 2.8 km.
For a golfer who plays three or four times a week this is the densest stretch of the coast after Nueva Andalucía — and unlike the valley, the homes here are priced across two municipalities rather than one, which gives you a genuine choice of price level for the same golf.
Living beside Tramores Golf: the New Golden Mile and the hills
This hillside has the quiet of Benahavís and the services of the coast ten minutes below. It was planned as golf country, which is why the roads are wide, the urbanisations are green and the lighting at night is modest.
The properties for sale at Tramores Golf sit in a valley that is worth a second day of viewings rather than a single morning, simply because fourteen schemes stand within 1.5 kilometres of these fairways. Starting with the short course and then working up the slope is the quickest way to make sense of it.
Walk the estate before you look at a single home. Three courses, a clubhouse, a hotel and a lake share this valley, and the roads between them are quiet enough to cycle. It is the closest thing on this coast to a self-contained golf village, and whether that appeals to you or feels too enclosed is a question best answered on the ground rather than from a floor plan.
Cancelada and Benamara are the villages below, with the everyday shops, a weekly market and restaurants that stay open in winter. Estepona old town is fifteen minutes west for the Sunday market and the fish restaurants; San Pedro de Alcántara and Puerto Banús fifteen minutes east for the hospital, the high street and the marina. The international schools of the western coast are within a quarter of an hour on both sides.
Málaga airport is about 65 kilometres east and Gibraltar roughly 55 west. Buyers who look at the homes for sale near Tramores Golf usually want golf as a daily habit rather than a holiday activity, and most of them end up on this hillside precisely because the short course makes that habit realistic.
What the properties for sale at Tramores Golf cost
Two municipalities meet on this hillside, and the difference between them is the most useful number on this page. On our own survey of 14 October 2026 the New Build median stood at 6,709 euros per square metre in Benahavís, across 82 projects and 278 units, and 5,118 in Estepona, across 153 projects and 1,069 units. Marbella, for comparison, stood at 7,960.
In Benamara and Atalaya, the neighbourhood below the estate where all six of these projects are registered, the public price index recorded 4,322 euros per square metre for existing homes in September 2026, 9.8% above the same month a year earlier and 65.4% above the level of five years ago. Across the municipality of Benahavís the index stood at 5,587 euros, 6.5% up over the year and 65.0% over five. Those are past figures for resale homes and say nothing about any single development, but they show a stretch that has risen steadily rather than in jumps.
Letting to holiday guests works well on this hillside because the golf fills the shoulder months. Our own analysis of all whole homes let to holiday guests in the municipality of Benahavís, over the 36 months to August 2026, measured 211 euros a night typically and 305 euros in the upper quarter, with occupancy between 35% and 59% over the year, from 468 active holiday homes. Across a full year that works out at 31,871 to 57,263 euros of revenue for a home let all year round. Those are measured figures for comparable homes in the neighbourhood, not a promise for a particular property, and how they fit into a wider plan is set out in my guide to investing in Spanish property.

Play the short course first, then drive the hillside from the bottom to the top. Three hours of golf and four viewings genuinely fit into one day here, which is the practical argument for starting your search on this estate. You can buy off-plan and choose the floor and the finishes, or take a home that is ready to move into; both are for sale beside the course today.
Two days are better, and the second is best spent on the other two courses. Playing all three in one visit tells you whether 54 holes behind one gate is the luxury it sounds like or more golf than you will ever use — and that answer decides whether you buy here or twenty minutes west, where the courses are cheaper and the homes larger.
Bring your questions about community fees, handover dates and which municipality a project belongs to, and bring your wedges — on this card they decide the round. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol.
Frequently asked questions
Where is Tramores Golf?
The course lies in the municipality of Benahavís, on the hills above the New Golden Mile between Estepona and Marbella, on the same estate as Flamingos and Alferini. The beach is about three kilometres below, Estepona old town fifteen minutes west and Puerto Banús fifteen east.
Which properties for sale at Tramores Golf are new builds?
All the ones we list. Our own measurement of 15 October 2026 counts four new developments within a kilometre of the course and fourteen within 1.5 kilometres. The properties for sale at Tramores Golf run from about 504,000 euros for a maisonette to 2.98 million for a villa.
What is an executive golf course?
A full eighteen holes made up mostly of par 3s and par 4s, so the card adds up to less than the usual 71 or 72. Tramores plays to par 63 over 3,468 metres, which means a complete round in about three hours instead of four and a half — and every iron in the bag gets used.
Is Tramores Golf an easy course?
It is shorter, not simpler. Short holes put the pressure on approach play and putting rather than on the driver, and the hillside gives almost every green a slope to read. It is the course on this estate that single-figure players use to sharpen their short game and beginners use to learn without holding anyone up.
How many golf courses are on the same estate?
Three, all 18 holes: Tramores, Flamingos and Alferini. Counting the neighbours in the same valley, nine eighteens lie within three kilometres, which makes this one of the densest golf corners on the Costa del Sol.
What do the properties for sale at Tramores Golf cost?
The properties for sale at Tramores Golf start at about 504,000 euros for a maisonette and reach 2.98 million for the villas above the course. Our own survey of 14 October 2026 put the New Build median at 6,709 euros per square metre in Benahavís and 5,118 in Estepona.
