Four of our new developments stand on the grounds of a golf course, one is a metre from the next fairway, and 122 of the 203 we sell have a course within a kilometre of the front door. We measured every course outline against every project, and this page is the result: the nearest scheme to each of the thirty courses between Sotogrande and Marbella, with the metres and the price beside it. That is golf property for sale measured rather than described.

I live in Estepona and have accompanied buyers along this coast since 2019. Almost every brochure here says "golf" somewhere, which makes the word useless for choosing between them. So the homes come first on this page and the courses second — each row below is something you can view next week, not a club you can only play.

The nearest new development to each of the thirty courses

Thirty courses, ordered from west to east, each with the new development closest to it. The distance is measured from the course outline to the project, so 0 metres means the scheme stands on the grounds. The price is that scheme's starting price.

Our own measurement of 15 October 2026: 30 course outlines against 203 new developments. The price is the starting price of that scheme, usually for its smallest home. Two schemes appear twice because they are the nearest to two different courses.

Three things stand out in that table. Adel San Roque is the nearest scheme to two separate courses, and so is Village Verde; six schemes stand closer to a fairway than fifty metres; and the price of entry runs from 316,000 euros beside La Duquesa to over five million beside Las Brisas. The same sport, the same coast, a factor of eighteen in price.

Every scheme in that table is for sale today, and most of them are being built as you read this. Buying off plan here means choosing the floor, the orientation and the finishes while the price is still the launch price; buying a finished home means seeing the view from your own terrace before you sign. Both routes exist beside almost every one of the thirty courses, and which one suits you usually depends on whether you need the keys this season or can wait two years.

Where the most golf property for sale stands beside a course

Estepona Golf has 20 new developments within a kilometre of the boundary and 37 within 1.5 kilometres — more than any other course on this coast, and more than the whole of Sotogrande has.

  • Estepona Golf — 20 within a kilometre: from Aby Estepona at 4 metres and 330,000 euros to villas at 1.5 million.
  • Finca Cortesín — 19 within a kilometre: four of them on the grounds, from 576,000 euros to over five million.
  • La Resina — 15 within a kilometre: the nine-hole garden course in the middle of the New Golden Mile.
  • Atalaya — 11 within a kilometre: 36 holes between Estepona and San Pedro, from about 499,000 euros.
  • El Paraíso — 10 within a kilometre: the Gary Player course of 1973, with the valley behind it filling up again.

New developments at Estepona Golf

Those six are the closest of the twenty, and they show what the western end offers: apartments from 320,000 to 438,000 euros with a fairway outside the window, and villas at 1.4 to 1.5 million on the same loop of road. In Nueva Andalucía the same distance to a course costs three to five times as much, which is the single most useful comparison on this page.

Golf property for sale on the Costa del Sol in numbers: 30 courses, 203 new developments, 122 within a kilometre
The coast measured in one picture: courses, new developments and the distances between them.

The next five sections take the coast in order, from Casares in the west to Marbella in the east, and each one opens with the schemes themselves: the golf property for sale beside that corner's courses, with the measured metres and the price of every one.

Casares and Manilva: nineteen new homes within a kilometre of Finca Cortesín

The most decorated course in our area has four schemes standing on its own grounds. Casares holds Finca Cortesín and Doña Julia, Manilva holds La Duquesa, and between them they carry the lowest entry prices of any golf corner on this coast.

New developments at Finca Cortesín

Apartments here begin at 489,000 to 576,000 euros within sight of a Solheim Cup course, and the villa schemes on the same estate run from 4.8 million upwards — a spread you rarely find behind one gate. Fifteen minutes west, La Duquesa has Alonia Manilva 27 metres from the course from about 316,000 euros, and Doña Julia has Privilege Suites at 56 metres from 620,000. The full choice is under new developments in Casares and new developments in Manilva.

The New Golden Mile: fifteen schemes around La Resina

This is the busiest building corner of the coast, and the courses in it are short ones. La Resina is nine holes, El Campanario is a pitch and putt, and the schemes around them start at 449,000 euros.

New developments at La Resina Golf

Capri stands 84 metres from the course with apartments and penthouses from 449,000 euros; Palm Residences and Unelma follow at under 500 metres from 599,000 and 510,000; Ocyan Villas at 441 metres is the other end of the scale at 3.25 million. El Campanario adds eight more schemes a few minutes west, with The Club Vasari Villas 35 metres from the course. Everything here is within ten minutes of the beach at Cancelada and fifteen of Estepona old town.

Benahavís: nine schemes around the Flamingos estate

Three 18-hole courses behind one gate, and the new developments sit between them. Flamingos, Alferini and Tramores share a single estate above the New Golden Mile, so a home here is rarely more than a kilometre from one of the three.

New developments at Flamingos Golf

Oceana Gardens at 421 metres from 444,000 euros and Symphony Suites at 506 metres from 504,400 are the entry level here; Eleven41 at 270 metres is eleven semi-detached villas from 1.04 million. The estate's other two courses have their own pages, Alferini with the longest card in our area and Tramores with an eighteen that takes three hours. The municipal boundary runs through this hillside, which is why some schemes are priced as new developments in Benahavís and others as new developments in Estepona.

Marbella and Nueva Andalucía: the valley of five courses

Las Brisas, Los Naranjos, Aloha, Magna and La Quinta lie within a few kilometres of each other behind Puerto Banús. This is the oldest golf address on the coast and the dearest: the nearest schemes start at 473,000 euros and reach 5.78 million.

New developments near Los Naranjos Golf

Armonía San Pedro from 473,000 euros and Upper 101 from 499,000 are the affordable end of the valley; Nikki Living Villas at 529 metres from Los Naranjos and The Avenue at 1.2 kilometres are the other. East of Marbella the picture changes again: Río Real has Royal River one metre from the course, Santa Clara has Sunlife II at five metres, and Cabopino has three schemes above the dunes. The town overview is under new developments in Marbella.

The valley is also where the golf property for sale changes character. West of Marbella the schemes are mostly new apartments and townhouses with a shared pool; here they are villas on their own plots, with a handful of boutique apartment buildings between them. You buy fewer units and more land, and the price per square metre follows.

Sotogrande: two schemes, five courses

The most famous golf in Spain has the fewest homes for sale beside it. Valderrama, La Reserva, La Cañada, San Roque and Alcaidesa all lie within a few kilometres, and our survey counts 18 New Build projects in the whole of Sotogrande against 153 in Estepona.

New developments at La Reserva Golf

Village Verde is 109 metres from La Reserva and 231 from Valderrama — the shortest distance to a championship course anywhere in this guide — with apartments from 850,000 euros. Las Villas Sotogrande adds 50 villas from 1.01 million, 61 metres from La Cañada. Further west, San Roque Club and Alcaidesa share one scheme between them: Adel San Roque, 289 metres from the first and 873 from the second, from 551,000 euros. Scarcity is the point here, and the new developments in Sotogrande are released slowly on purpose.

What golf property for sale on the Costa del Sol costs

A golf address costs what its town costs, give or take. On our own survey of 14 October 2026 the New Build median stood at 5,118 euros per square metre in Estepona, 5,097 in Sotogrande, 6,709 in Benahavís, 6,061 in Casares, 3,866 in Manilva and 7,960 in Marbella.

New Build medians from our own survey of 14 October 2026, all property types. Entry prices from the measurement of 15 October 2026: the lowest starting price among the new developments within a kilometre of a course in that town.

Two lines deserve a second look. Manilva has the lowest median on the coast and a full 18-hole course from 1989 with eight schemes around it. Marbella has the highest median, and yet its entry price beside a course is lower than Sotogrande's, because the Nueva Andalucía valley has apartment schemes where Sotogrande has villas. Price per square metre and price of entry are two different questions, and the golf villas for sale on the Costa del Sol answer them differently from the apartments.

One more thing the medians do not show: what you get for the money. In Estepona 5,118 euros per square metre buys a new three-bedroom apartment with a terrace and a shared pool; in Marbella 7,960 buys the same floor area in an older block or a smaller new one. That difference, rather than the golf, is why most of the golf property for sale that changes hands at the moment is west of San Pedro.

Sixty years of course building, from 1959 to 2021

The Costa del Sol did not become golf country at once. It happened in four waves, and each wave decided what can be bought around those courses today.

  1. 1959–1968 The first three. Guadalmina South by Javier Arana in 1959, Río Real in 1965 and Las Brisas in 1968. The land around them was divided into villa plots decades ago, so new schemes there are rare and dear.
  2. 1973–1982 The resort wave. El Paraíso in 1973, Aloha and Valderrama in 1975, Los Naranjos in 1977, the first nine at La Cañada in 1982. This is when Nueva Andalucía became a golf valley.
  3. 1989–2002 The expansion west. Estepona Golf, La Duquesa and La Quinta in 1989, Alcaidesa in 1992, Marbella Golf & Country Club in 1994, Marbella Club in 1999, Flamingos, Cabopino and Santa Clara in 2001.
  4. 2003–2021 The modern courses. La Reserva in 2003, Finca Cortesín in 2006, Valle Romano in 2010, Azata in 2021 — and here the schemes were planned together with the fairways, which is why the west has so many of them.

The age of a course tells you what you can buy beside it. Around the courses of the first two waves most of what changes hands is a resale villa; around the modern ones the new developments came with the course. That is the practical reason the golf property for sale on this coast clusters so heavily between Estepona and Casares.

Four architects shaped this coast

Six of the thirty courses carry one name. Robert Trent Jones senior laid out Las Brisas in 1968, Valderrama in 1975, Los Naranjos in 1977, the first nine at La Cañada in 1982, La Duquesa in 1989 and Marbella Golf & Country Club in 1994.

  • Robert Trent Jones senior — six courses: raised greens, heavy bunkering, water in play; homes here look across open ground.
  • Javier Arana — three courses: Guadalmina South 1959, Río Real 1965 and Aloha 1975, his last work.
  • Cabell B. Robinson — three courses: La Reserva 2003, Finca Cortesín 2006 and Valle Romano 2010.
  • Dave Thomas — four layouts: San Roque Old 1990, Marbella Club 1999, the second nine at La Cañada 2002 and the heathland course at Alcaidesa 2007.
  • Manuel Piñero — two courses: La Quinta 1989 and El Campanario 2003.

It matters for the view from your terrace. A Trent Jones layout is wide and open, so the homes beside it look across grass; a hillside course like Marbella Club or La Reserva climbs, so the homes above get the panorama and the ones below get the shelter. Reading the architect is a shortcut to understanding an outlook you have not stood in yet.

Golf courses and new homes along the Costa del Sol between the mountains and the sea
Thirty courses on sixty kilometres of coast, with the mountains behind and the sea below.

That calendar is also why the golf property for sale beside the shorter courses lets so well: a nine-hole round fits into an afternoon, and guests who are not serious golfers still play one.

How every distance in this guide was measured

From the outline of the course to the position of the project, in a straight line across the ground. Not driving time, not the distance to the clubhouse, and not the brochure's word for it.

  1. Course outlines. We took the mapped boundary of all 30 courses — the actual polygon of fairways and greens, not a single point.
  2. Project positions. Each of the 203 new developments carries its own coordinates in our database.
  3. The measurement. For every pair we calculated the shortest distance from the project to the course edge. A project inside the grounds measures 0 metres.
  4. The check. We compared the result against a second, independently built distance set and found no deviation above 60 metres.

This is why some figures look surprising. A scheme that advertises itself as "frontline golf" can measure 900 metres to the course it names and 300 to a different one, and a scheme that says nothing about golf at all can sit 27 metres from a fairway. The numbers here are produced the same way for every project, which is the only way to compare the new developments on the golf courses fairly.

Golf, the letting season and the rest of the year

The practical argument for buying beside a course is the calendar. Beach weeks fill July and August; golf fills March, April, October and November, which are exactly the months a holiday home otherwise stands empty.

Our own analysis of all whole homes let to holiday guests, over the 36 months to August 2026, measured annual revenue between 31,871 and 57,263 euros in the municipality of Benahavís and between 34,540 and 59,784 euros in Estepona for a home let all year round, with occupancy between 35% and 59% in Benahavís. Those are measured figures for comparable homes in those municipalities, not a promise for a particular property, and how they fit into a wider plan is set out in my guide to investing in Spanish property.

New developments in Estepona

For owners who are not letting at all, the same seasons work differently: the courses are busiest when the weather is best, and a tee time in April on a famous course can take several phone calls. That is the quiet argument for the 36-hole and 54-hole estates, and for the nine-hole courses nobody writes about.

See the golf property for sale on one trip

Pick three schemes from the table, not ten. A sensible first visit is two days: one at the western end around Estepona and Casares, one in the Marbella valley, with a round on each side so the difference is felt rather than read.

One practical point before you book: ask for the measured distance in writing, from us or from anyone else. It is the one number about golf property for sale that cannot be dressed up, and it is the quickest way to compare two schemes that both call themselves frontline golf.

Take the table with you. Standing on a terrace, the question that settles things is almost always the same — how far is the first tee, really — and every figure on this page answers it the same way for every scheme. You can buy off-plan and choose the floor, the orientation and the finishes, or take a home that is ready to move into; both exist beside most of these thirty courses today.

Bring your questions about community fees, handover dates and which municipality a project belongs to, and bring your clubs. An overview of how buying new works on this coast is in my guide to new developments on the Costa del Sol, and the full list of schemes with a course nearby is on the golf residences page.
